2 This report is a compilation of data from the Hudson Gateway Multiple Listing Service regarding Single Family Home Sales Within The Irvington School District Between January 1, 2013 and December 31, 2013 The report includes only information that was recorded with the Hudson Gateway Multiple Listing Service. Information pertaining to direct sales accomplished without the benefit of a Realtor are not available from this source and, therefore, are not included in this report. A property is considered sold after ownership changes hands (the title passes). List prices indicated in this report are the final list prices that were recorded on the Multiple Listing Service before the property was sold. Price changes that may have occurred earlier in the property s listing history will not be indicated. In addition, certain properties may have had other listing histories under different MLS numbers that did not result in a sale. Data from these other listing histories will not be reflected in this report. This report has been extracted directly from the HGMLS and has not been cross referenced by our office with the information recorded at the Westchester County Clerk s office. Note 2: YES - It happens! Six properties sold AT full price and another eighteen sold OVER list price. This means that 32% (24 of 75 = 32%) of the homes sold either at or above their asking prices. Note 3: 75 transactions for the year represents an absorption rate of 6.25 homes per month. This is a quick pace and is a significant improvement from two years ago. Note 4: The average sale price/list price ratio of 97.48% is higher than the previous year and it indicates that (on the average) homes are selling approximately 2.5% below their final list prices. However, many homes sold above their list prices so therefore, many others must have sold significantly below their list prices in order to arrive at this average. Consequently, it is hard to draw any meaningful conclusions from this particular statistic. Note 5: The average sale price was up 20.5% from 2012 & the median sale price was up 22%. Note 6: In general, the table illustrates a downward trend in home prices since 2005, however, it also indicates that home prices have stabilized over the past three years and they seem to be beginning to climb again. In short, there is strong demand for homes in Irvington and homes are selling. In 2009 only 34 homes sold while last year there were 75 single family home sales. (That s more than double the number of units from just four years ago) Special Note: When considering "averages", it is important to keep in mind that statistically speaking, a person standing with one foot in a roaring fire and the other foot in a bucket of ice water, is ("on the average") said to be quite comfortable.
