Monthly Statistical Digest May 7 FOR IMMEDIATE RELEASE: June 3, 7 COTACT: Judy Lowe, President - (5) Rick Hodges, CEO - (5) LETTER FROM THE PRESIDET The Tucson Association of REALTORS Multiple Listing Service Board of Directors voted to modify 7 monthly closed residential statistics to more accurately reflect the true Tucson real estate market as it occurs within the Tucson market area, according to the boundaries of the MLS map. The out of county, out of state, and out of country (Mexico) properties will no longer be included. This will make only a slight difference when comparing 7 to prior years. Regardless of what is being reported by the media for other regions nationally, the average sales price in Tucson continues to rise, reaching $8,589 in May 7. The median sales price for May '7 was $3,5, compared to the $,5 of May '6. In addition our May '7 active listing inventory of 9,7 has reversed the upward trend, and actually decreased from prior months. Total May '7 closed sales units rose to,33, an increase over the prior month, although it is still 3.96% below the,56 reported for May '6. Days on market for May 7 was 6 days, the shortest time we've seen this year. Sales Analysis Average Sales Price Increases After falling from January to February 7, average sales price has continued to climb, reaching $8,589 in May 7. For the second month in a row, average sales price has increased in year-over-year comparisons. The average sales price in May 6 was $69,7 - more than $, less than the average sales price in May 7. Active Listings Decrease From Last Month We have reversed an upward trend in active listings we ve seen since the beginning of the year. The total number of active listings has risen steadily since January, but in May 7 fell to 9,7. Active listings are up 5.4% compared to May 6. Days on Market Reach Their Lowest Point of the Year In good news for area sellers, the average time on market in May 7 reached 6 days, the shortest time we ve seen so far this year. Days on market reached a high of 68 in January 7 and has hovered in the mid-6s from February to April 7. Active Listings Increased 5.4% from 8,43 in May 6 to 9,7 in May 7.
