1 Tucson Association of REALTORS Monthly Statistical Digest June 27 FOR IMMEDIATE RELEASE: July 13, 27 CONTACT: Judy Lowe, President - (52) Rick Hodges, CEO - (52) LETTER FROM E PRESIDENT There are a number of very positive signs in the residential sales statistics for June 27. For the first time this year, active listings are down compared to last year The June 7 inventory of 8,665 was.69% below June 6, and significantly below the 9,721 of last month. New listings coming on the market also fell in June 27 to 2,82 a 12.75% decrease from this month last year. Pending contacts are also newsworthy they are up over 2, for the first time in 27, rising to 2,53 last month. This is an increase of 18.92% over June 26, and the highest number we have seen in over 12 months. Our average sales price is also on the move, increasing 9.5% from June 26 to total $298,477 in June 27. This is a record price for Tucson and far exceeds any sales price we saw in 25 or 26. Median sales price also increased to $229,. Quite a month for real estate in Tucson! Our inventory is down, new listings are down and pending contracts are up all good signs for our market. 2 JUNE 27 RESIDENTIAL SALES OVERVIEW Sales Snapshot Home Sales Volume Decreased 12.27% from $417,12,1 in June 26 to $365,932,899 in June 27. Graph on page 4. Home Sales Units Decreased 19.55% from 1,524 in June 26 to 1,226 in June 27. Graph on page 3. Average Sales Price (all residential types) Increased 9.5% from $273,71 in June 26 to $298,477 in June 27. Graph on page 5. Median Sales Price Increased 1.78% from $225, in June 26 to $229, in June 27. Graph on page 8. Sales Analysis Average and Median Sales Prices Increase Average and median sales price both increased in June 27. Average sales price jumped to $298,477 - up 9.5% from June 26 and up more than $17, from last month! Median sales price also rose $5,5 from May 27. Active Listings Continue Declining Active listings have been falling slowly since April 27, reversing the increases we saw between January and April of this year. The number of active listings is now lower than it was at the start of 27. Days on Market Rises Again Average time on market continues to fluctuate month-tomonth, with 64 days being the average time for June 27, up three days from May 27. Average Days on Market Increased 39.13% from 46 days in June 26 to 64 days in June 27. Graph on page 11.
