3 Nuckols Storage, LLC December 20, 206 Page 2. Elevation and Site Plan. The Property shall be developed in general conformance with the elevations attached hereto, and the conceptual site plan prepared by Youngblood, Tyler & Associates, P.C., dated September 30, 206, "Nuckols Self Storage, Three Chopt District, Henrico County, Virginia" (the "Conceptual Site Plan") attached hereto (see case file), unless otherwise requested and specifically approved at the time of Plan of Development. There shall be no painted or unadorned concrete masonry units utilized on the exterior perimeter walls of the buildings. Building materials shall be as shown on the elevations, unless otherwise requested and specifically approved at the time of Plan of Development. 2. Permitted Uses. The only uses permitted on the Property shall be a self-storage facility with an accessory office, warehouses, and such uses as are customarily accessory and incidental thereto, and any principal use permitted in the Office/Service District, subject to the provisions set forth in Sections through of the Henrico County Zoning Ordinance. 3. Outside Storage. Outside storage shall not be permitted. 4. Greenbelt. A thirty (30) foot greenbelt for landscaping shall be provided along northern right-of-way line of Nuckols Road. 5. Lighting. All parking lot lighting on the Property shall be produced from concealed sources of light (such as shoebox type fixtures), and shall be reduced to no more than a security level following the close of business operations. Lighting shall be directed to minimize glare on public roads and adjacent properties. 6. HVAC. Heating and air conditioning equipment shall be screened from public view at ground level at the Property lines in a manner approved at the time of Plan of Development. 7. Outside Speakers. There shall be no outside speakers which may be heard beyond the boundaries of the Property. 8. Trash Pickup. Trash pickup from the Property shall be limited to the hours of 8:00 a.m. to 5:00 p.m. Monday through Friday and there shall be no trash pickup on Saturday or Sunday. 9. Hours of Operation. The hours of operation to the public on the Property shall be limited to 6:00 a.m. to 0:00 p.m. 0. Underground Utilities. Except for junction boxes, meters and existing overhead utility lines or for technical or environmental reasons, all new utility lines shall be underground.

Any retention ponds or BMP facilities on the Property shall be maintained in accordance with all applicable law, rules and regulations and any wet pond shall be aerated. 2. Severance. The unenforceability, elimination, revision or amendment of any proffer set forth herein, in whole or in part, shall not affect the validity or enforceability of any of the other proffers or the unaffected part of any such proffer. 3. Signage. Detached signage shall be monument style, the base of which shall be of a material consistent with that on the building, shall be landscaped, and shall be limited in height to six (6) feet. Changeable message signs, portable or mobile signs, and inflatable or other attention-getting devices shall be prohibited. All signage shall be limited to such signage as may be permitted in the B-2 Business District.
