1 QFREB Barometer Residential Montréal Metropolitan Area Highlights Residential Recover Slightly in Third Quarter Economic Climate: Small Recovery for Employment Island of Montréal and Vaudreuil-Soulanges Lead the Way More and More Properties for Sale Prices Rose Moderately

2 2 Analysis Residential Recover Slightly in Third Quarter According to the real estate brokers Centris provincial database, 7,366 residential sales were concluded in the third quarter of 2014 in the Montréal Census Metropolitan Area (CMA), a 1 per cent increase compared to the third quarter of last year. This rise in sales put an end to three consecutive quarterly decreases. Economic Climate: Small Recovery for Employment After a very poor second quarter in which close to 21,000 jobs were lost across the Montreal CMA, the third quarter of 2014 shows a gain of 14,700 jobs. Geographically, the supply of properties for all categories combined increased in each of the main areas of the Montréal CMA. Laval and the North Shore registered a significant increase in their number of active listings compared to the third quarter of last year, jumping by 10 per cent and 14 per cent, respectively. Across the Montréal CMA, market conditions for singlefamily homes relaxed slightly but remained balanced with 9.5 months of inventory. Against all odds, mortgage interest rates posted by Canada s main financial institutions reached a new low (4.79 per cent) in the spring and have remained at this level, thereby creating an environment that encourages demand for housing. Furthermore, apart from a decline in September, consumer confidence in Québec also strengthened slightly since the spring. However, the situation was more difficult in terms of the job market in 2014, which of course weakens demand for housing. But on a more positive note, the most recent statistics point to an improving job market. After a very poor second quarter in which close to 21,000 jobs were lost across the Montreal CMA, the third quarter of 2014 shows a gain of 14,700 jobs 1. This is a step in the right direction in terms of demand for housing in the coming months. Island of Montréal and Vaudreuil-Soulanges Lead the Way Geographically, the Island of Montréal (3,029 transactions) and Vaudreuil-Soulanges posted respective sales increases of 4 per cent and 2 per cent in the third quarter of 2014, as compared to the same period last year. in Laval (757 transactions) remained stable, putting an end to eight consecutive quarterly decreases, while the South Shore (1,603 transactions) and North Shore (1,592 transactions) each registered a 1 per cent decrease in sales. On the Island of Montréal, the areas of Rosemont (+21 per cent), Côtedes-Neiges/Notre-Dame-de-Grâce/Côte-Saint-Luc (+18 per cent), Centre (+16 per cent) and South-West (+16 per cent) stood out with the largest increases in sales. In Laval, the Duvernay area performed particularly well with a 30 per cent increase in sales. On the North Shore, Mirabel (+21 per cent) and Boisbriand/Sainte- Thérèse (+21 per cent) took the lead, while on the South Shore, the areas of Beloeil/Mont-Saint-Hilaire (+19 per cent) and Chambly (+13 per cent) registered the largest increases. Across the Montréal CMA, market conditions for single-family homes relaxed slightly but remained balanced with 9.5 months of inventory. conditions for condominiums gave buyers the upper hand, with an inventory representing 14 months of sales. Prices Rose Moderately The median price of single-family homes (+1 per cent) and condominiums (+2 per cent) across the CMA registered moderate increases compared to the same period last year, reaching $285,000 and $234,000, respectively, while plexes ($440,000) registered more sustained growth, as their median price rose by 4 per cent. Geographically, the median price of single-family homes increased by 5 per cent and 2 per cent, respectively, on the Island of Montréal ($395,000) and Laval ($295,000), while remaining stable in the other main areas of the CMA. More specifically, the Lachine/LaSalle area stood out with a 10 per cent increase. As for the median price of condominiums, Vaudreuil-Soulanges posted the largest increase, with half of all units selling at a price higher than $184,000 (+3 per cent). This was followed by increases of 2 per cent and 1 per cent, respectively, on the South Shore ($198,500) and the Island of Montréal ($268,500). The status quo was maintained on the North Shore ($180,300), while the median price of condominiums fell by 2 per cent in Laval ($215,000). More specifically, the West Island South (+13 per cent), Villeray (+8 per cent) and Boucherville/Saint-Bruno (+8 per cent) areas registered the largest increases in the median price of condominiums.
