All the benefits of owning a car. None of the hassle. ULI Next Million Panel Discussion Serving the next million drivers through carsharing while creating more liveable cities and better land use policies Sylvain Celaire, Business Development Manager
Content overview About Modo Car ownership One-way carsharing vs (&?) two-way carsharing Trends in carsharing Modo s Developer Program
About Modo
Best alternative to owning a car (or a second one) Two-way carsharing convenient, affordable & reliable (same rate, every car, every day) Carsharing co-operative first in North America; driven by people, not profit Founded in 1997 in the West End, with 2 cars & 16 members 15,000+ members (400+ business members & municipalities), sharing 450 vehicles, across 14 municipalities Lower Mainland & Greater Victoria Region Most diverse carshare fleet in Canada from sports cars, EVs & hybrids, to SUVs, trucks & cargo vans 19 years experience working with municipalities on TDM solutions & helping developers maximize parking variances; creating more liveable cities through better land use policies which benefit us all Carshare & fleet management provider for the Cities of Vancouver and Surrey, with +1,000 City business drivers Involved in 100+ building developments reduce car-ownership, minimize need for parking, while providing carsharing for individuals & businesses
Car ownership A million more people by 2040 = 600,000 more cars in Metro Vancouver. More than 2,750 km of vehicles bumper to bumper (41 times the distance between Horseshoe Bay and Langley) An individually owned vehicle will be parked 95% of its life Average yearly distance traveled in a passenger vehicle per capita in Metro Vancouver: 4,680 km (2014) (down 25% compared to ,340 km) On average, it costs ~$9,500/year to own & operate a car in BC (on average, Modo members spend ~$1,500/year)
One-way carsharing vs (&?) two-way carsharing One-way carsharing Local players: Car2Go (100K members 1,250 vehicles), EVO (450 vehicles) Vehicle can be picked up and dropped off in different locations Like a drive it yourself taxi Can substitute the second vehicle in household Each one-way carshare vehicle replaces X (?) individually owned vehicles Top reason for joining Car2Go*: more convenient compared to transit Vehicles cannot be booked more than 30 minutes in advance Billing by the minute / hour / day Limited vehicle selection Designed for short distance trips, suitable for commuting Requires significant pop. density to be profitable Two-way carsharing Local players: Modo (15K members 450 vehicles), Zipcar (220 vehicles) Vehicle must be dropped off at the pick up location A convenient car rental Can substitute the first and/or second vehicle in a household Each two-way carshare vehicle replaces 9 to 13 individually owned vehicles Top reason for joining Modo*: cost savings compared to owning/ leasing Vehicles can be booked up to one year in advance Billing by the half hour / hour / day Vast vehicle selection (more than 50 make/models) Designed for trips from 30 min to several days, not ideal for commuting Requires less pop. density to be profitable *Source: Metro Vancouver Car Share Study 2014

Trends in carsharing Carsharing (one-way and two-way) in the world (October 2014): - 33 countries, five continents, >1,500 cities - ~4.8 million members sharing over 104,000 vehicles - 65% membership growth rate (from 2012 to 2014) Source: INNOVATIVE MOBILITY CARSHARING OUTLOOK - TRANSPORTATION SUSTAINABILITY RESEARCH CENTER - UNIVERSITY OF CALIFORNIA, BERKELEY By Susan Shaheen, Ph.D. and Adam Cohen
Modo s Developer Program
ULI BC: The Next Million Car Sharing a developer s perspective April 19, 2016
PCI Developments Corp. Privately-owned Vancouver-based merchant developer founded in 1982 Focused geographically in Metro Vancouver Opportunity-driven any asset class, structure or size Early proponent of mixed-use, transit-oriented development Institutional, public or private investor partnerships
Notable Past Projects
858 Beatty (2003) Pivotal Building 240,000 sf office, retail Infinity (1998) Robson & Howe 130,000 sf retail w/ 89 rental apartments
Marine Gateway (2016) Marine & Cambie 230,000 sf retail, 250,000 sf office plus 460 residential units (10% rental) Crossroads (2008) Broadway & Cambie 140,000 sf retail, 80,000 sf office plus 88 strata condominiums
Notable Future Projects
569 Great Northern Way 160,000 sf office The Hub at King George Station King George Blvd & Fraser Highway 2,000,000 sf retail, office and multifamily residential
Broadway & Granville 2805 East Hastings Rental 100
Car Sharing a developer s perspective
Car Sharing a developer s perspective In the beginning New concept and limited info = confusion and uncertainty. More paperwork and costs = time and money. People want to share cars and give up their personal haven? Early project experience (multi-family development in 2006): City required developer to purchase a car for use by future strata. Car to be parked in secure underground parkade. Neither strata or co-op wanted to handle. Car sat unused for the term of the agreement. Car was sold at the end of the term.
Car Sharing a developer s perspective Today Concept is more clear and proven. High demand mainly in urban centres. Not mandated. Developers are encouraged to incorporate as part of TDM strategy for parking relaxation (e.g. 5:1 reduction in CoV). Savings from parking reduction can be passed on to buyers/tenants or go towards car-share memberships. Works well with unbundled parking. Challenges remain with public access to private parkades and cell reception below ground. Engage car share company early in design.
Car Sharing a developer s perspective Recent project experience: Oxford (DNV) 92-unit residential rental building adjacent to transit station. Developer supplied one Modo car for co-op member use. Surface parking so public access not an issue. Part of developer TDM strategy, DNV did not provide a relaxation. Marine Gateway (CoV) 870,000 sf mixed-use community adjacent to Canada Line station. Nearly 1,300 parking stalls and 660 bike stalls. Car share not required by City. Developer committed to providing car share as part of office lease. Developer has provided multiple stalls on site for Car2Go. Problem is cell phone reception in parkade.
Car Sharing a developer s perspective Summary PCI is a big proponent of car sharing. Car sharing is most successful in the centres where we do business. Marketing feature for new developments. Reduces congestion and CO2 and economizes car use. Vehicle use among members reduced by up to 60%. Demand is evident in membership growth (Car2Go - Vancouver): June 2011: 2,000 members (225 cars). March 2012: 10,000 members. Today: over 100,000 members and 1,250 cars..and healthy competition amongst Modo, ZipCar and Evo.
Car Sharing a developer s perspective Thank you!
