2 About Bronx Market Report The Bronx Market Report is designed to provide an overview of the borough s residential market. It includes in a single place: key market stats, the most up-to-date monthly sales data, and charts that give a clear picture of current market conditions. Organized in six distinct sections, the market report provides both a broad perspective on Bronx s residential market as well as neighborhood profiles. The first section - Residential Market Overview - shows the borough s median sale price per property and per square foot, together with trends and changes over the past year. Single-family, condos, and coops are accounted for separately in order to better capture the peculiarities of each market. The second section informs on the borough s Top 1 Residential Sales for each residential property type included. Then, the last four sections of the report take a closer look at Bronx s neighborhoods: informative sales maps are complemented by a section dedicated to the borough s most expensive neighborhoods by median sales price per square foot. Each Bronx neighborhood has its own snapshot in the last section of the market report. The one-page spotlight starts with a brief description of the neighborhood s profile. Useful sales stats at neighborhood level are available: median sale price, median sale price per square foot, number of transactions or type of residential properties sold. 8 City Island City Island offers some of the most affordable waterfront properties in NYC, and much of the mile-and-a-half by half-mile-wide island has high enough elevations that flood insurance isn t required. Property types include bungalows, picturesque cottages, shingle-style homes, and Victorian-style properties. 9 Laconia Right in the middle of some of the Bronx s most respected greenspaces, Laconia is within a mile and a half of the NY Botanical Garden, Pelham Bay, Van Cortlandt, and Seton Falls Park. Somewhere between urban and suburban, this neighborhood has two subway stops and its own express bus. 10 Morris Park The housing in Morris Park is single- and two-family homes in a variety of styles with a few large apartment buildings scattered in between. Though the total land area is just over 1/3 of a square mile, there s a strong neighborhood vibe with a less than 1% annual turnover rate. 11 North Riverdale North Riverdale lies on a ridge that separates it from the rest of the city. It s a sleepy, cozy, safe neighborhood comprised of both private homes and apartment buildings. 12 Parkchester The Parkchester neighborhood is a planned development created by MetLife in the 193s and was used by returning WWII veterans. It is made up of 171 four-sided brick buildings, each between and 13 stories high. Today these buildings stand along with multi-unit private homes. 13 Pelham Bay Named after Pelham Bay Park, the largest park in NYC, and located on its northeastern border, Pelham Bay was rezoned in 26 in order to preserve its character. 14 Riverdale The northern most point in NYC is located in Riverdale, a neighborhood with a population of more than 47,. Unlike most of the Bronx, the majority of housing there is owner-occupied. Several historic buildings are located there, including Greyston, Stonehurst, and Oaklawn.
