Investors are attracted to the strong covenants on offer and the additional security of the ongoing partnership with the manufacturer through the franchise agreement. Automotive properties often provide attractive retailing environments in strong, high profile roadside locations which lend themselves to a variety of different uses. Land and motor dealership development costs are high and therefore investment values are generally well underpinned by vacant possession values. Recent Investment transactions have demonstrated that both manufacturer and dealer let prime stock can attract yields inside NIY 4.75%, with much of the stock that has traded in recent months achieving in excess of the asking prices. With a severe shortage of dealership stock, and a growing pool of investors attracted by the strong underlying fundamentals of the sector, including real rental growth, the market is forecast to remain strong.
