This is not only about having the right equipment, but also about keeping it in good working order. That s why we have developed a range of maintenance and service plans that will provide you with the peace of mind you deserve. We all want to know that the equipment we rely on is dependable. No one wants to be left sweltering in the heat because the air conditioning system failed or freezing in the snow because the heating won t work. Well maintained and properly serviced heating and air conditioning systems aren t just more reliable they are also more efficient and last longer. Our Preventive Maintenance Procedure helps ensure that your energy systems are always in tip top condition, ready to spark into life when you need them. Our service plans (Platinum, Gold, and Tanksure ) provide year-round protection for your equipment, while our Fuel Purchasing Programs offer maximum budgeting flexibility.

3 Platinum plan For a single annual fee the Platinum Plan provides: Pre-scheduled annual preventive maintenance (see Preventive Maintenance Procedure, page 9) 24-hour Priority Emergency Service throughout the year Free repair or replacement of all insured parts (see Platinum Parts Coverage, page 4) up to and including replacement of the complete unit covered under the plan Gold plan For a single annual fee the Gold Plan provides: Pre-scheduled annual preventive maintenance (see Preventive Maintenance Procedure, page 9) 24-hour Priority Emergency Service throughout the year 20% discount on Parts and Labor for all service work performed on the unit covered by the plan Coverage for either heat or air conditioning systems TankSure plan Through regular testing and monitoring we offer a long-term proactive tank replacement plan. The TankSure Plan provides: Ultrasonic testing to evaluate tank integrity Tank replacement coverage up to $2,500 AC Gold plan For a single annual fee the AC Gold plan provides: Pre-scheduled annual preventive maintenance 24-hour Priority Emergency Service 20% discount on Parts and Labor for all work performed on the unit covered by the plan Fuel purchasing programs To best suit your needs: Fixed price prepaid pay a fixed price for a set number of gallons Fixed price budget fix the price for a set number of gallons and spread the costs from July to December Flex price prepaid pay a set price for a fixed number of gallons but benefit from any downturn in the market price Flex price budget with downside insurance set the price, spread your fuel costs over the course of the year, and benefit from any downturn in the market price Market price budget spread your fuel costs over the year Preventive maintenance procedure (with plan) A pre-scheduled annual service A reminder postcard one month ahead and a reminder telephone call two days before the scheduled service 1

4 Platinum plan For a single annual fee the Platinum Plan provides: Pre-scheduled annual preventive maintenance 24-hour Priority Emergency Service throughout the year (see Terms and Conditions No.11) Free repair or replacement of all insured parts (see Platinum Parts Coverage, page 4) up to and including replacement of the complete unit covered under the plan Terms and Conditions 1 The company reserves the right to inspect and approve all equipment and systems to be covered under the plan. Lamprey Energy will only provide coverage for heating equipment and systems that are properly installed according to Federal, State, and Local codes. Lamprey Energy reserves the right to deny coverage. 2 The Lamprey Energy Platinum Plan is available to customers who purchase all their fuel oil/propane from Lamprey Energy r Simply Green Biofuels on automatic delivery during the term of the plan. The agreement will automatically terminate without refund if the customer fails to have Lamprey Energy or Simply Green Biofuels supply all their fuel oil/propane; if the customer discontinues business with Lamprey Energy or Simply Green Biofuels; or if anyone not employed by Lamprey Energy or Simply Green Biofuels renders service to the equipment covered in the service plan. 3 The agreement is terminable, without refund, upon notice to the customer by Lamprey Energy that any payments on the customer s account(s) are delinquent. 4 The agreement will remain in effect for one year from date of renewal and will automatically renew at Lamprey Energy s prevailing rates at the time of renewal on a year to year basis. The contract will not be renewed if either party gives at least five days prior notice of termination. A renewed plan may be terminated and fully refunded up to 30 days after the renewal date, provided no service has been performed as part of that renewal. No refunds will be issued after 30 days past the issue date or renewal date. 5 Lamprey Energy will not be held responsible for parts, materials, or components that are discontinued, obsolete, or recalled by the manufacturer. If the system has to be replaced because parts are no longer available, the replacement will not be covered. 6 Payment is due within the terms of the account being billed, not to exceed 30 days. If payment is not received within the terms, the contract is subject to cancellation and all work performed will be billed at the current parts and hourly labor rates. 7 The plan includes one annual preventive maintenance. For new contracts the first-year preventive maintenance labor is covered up to two hours; any labor requirement in excess of two hours will be billed at the prevailing labor rates. In subsequent years all labor required during annual preventive maintenance will be covered under the plan agreement. 8 Residential heating systems no more than 10 years old and up to a BTU rate of 250,000 are eligible for coverage. 9 The agreement does not include any direct or indirect injury, damage to, or resulting failure of the heating system or dwelling due to any of the following unavoidable delays: acts of God, abuse, neglect, or any cause beyond the control of Lamprey Energy. 10 The plan does not cover and Lamprey Energy is not responsible for any damage, including environmental damage, arising out of any leakage or spillage from any oil lines, oil tanks, or any other part of the system. 11 The plan includes 24-hour priority emergency service. Emergency is defined as: no heat, not enough heat to avoid damage to the system or harm to human life, water leak, oil leak, gas leak, gas odor. All other service issues will be addressed during normal business hours. 12 If a furnace or boiler covered by the plan has a power venter, a separate Gold Plan power venter agreement must be purchased. 13 Where a unit has outdoor reset controls, the plan does not cover and Lamprey Energy is not responsible for the programming of units to adjust for outdoor temperature and clock time changes. 14 The plan does not cover boiler distribution systems beyond the heating system circulators. 15 Where a boiler distribution incorporates circulators and zone valves, the plan does not cover the system beyond the zone valves. 2

5 16 The plan covers central heating systems with up to and including five zones. There will be an additional mandatory charge for each zone over five. Zones are considered to be either circulators, zone valves, combinations of circulators and zone valves, or electronic control dampers in the case of warm-air furnaces. 17 The following are excluded from the plan: a thermostats and associated thermostat wiring b c d e f g h i j k furnace ductwork ultra violet lights, ionizers, and dehumidifiers domestic water systems including, but not limited to, tankless coils and cover plates, indirect water systems, electric-, gas-, and oil-fired hot water heaters, domestic water mixing valves, bronze circulators air handlers, air conditioning, humidifiers, and air cleaners (these can be covered under the Gold Plan) venting of any unit going through the roof or more than 20ft above ground level on a side wall any heating system mounted outdoors antifreeze power venter, draft inducer, and fresh-air systems associated with a heating system steam boilers Heatmaker boilers l oil-fired steel boilers other than System 2000 m n o p frozen pipes stainless/b-vent pipe or recall vent pipe such as Plex-vent combination heating systems such as wood pellet/oil units any part of the chimney structure including chimney thimbles q r s t u electrical supply from the electric panel to any part of the heating system parts and labor associated with upgrading the equipment or system to meet newly established codes parts and labor associated with venting issues due to the build-up of ice or snow causing system performance issues service required as a result of the customer s failure to replace fuses or reset circuit breakers parts and labor required as a result of abnormal conditions such as acts of God, water damage, fire, flood, freezing, hurricane, ice damage, lightning strikes, power interruptions, or insufficient fuel due to an account being in arrears 18 Lamprey Energy reserves the right to determine whether to repair or replace failed equipment. When equipment is replaced, it is Lamprey Energy s intention to use a comparable model. Replacement parts are subject to any manufacturer s warranty and any warranty implied by the law. Lamprey Energy makes no other express warranties regarding replacement parts. 19 The plan will automatically convert from Platinum to Gold at the contract renewal date following the 20th year after the heating system was manufactured. 3

8 TankSure plan Through regular testing and monitoring we offer the TankSure Plan, a long-term proactive tank replacement plan. The plan provides: Ultrasonic testing to evaluate tank integrity Tank replacement coverage up to $2,500 Terms and Conditions 1 The company reserves the right to inspect and approve all tanks to be covered under the plan. Lamprey Energy will only provide coverage for tanks that are properly installed according to Federal, State, and Local codes. Lamprey Energy reserves the right to deny coverage. 2 The Lamprey Energy TankSure Plan is available to customers who purchase all their fuel oil/biofuel from Lamprey Energy or Simply Green Biofuels during the term of the plan. The agreement will automatically terminate without refund if the customer fails to have Lamprey Energy or Simply Green Biofuels supply all their fuel oil/biofuel, if the customer discontinues business with Lamprey Energy or Simply Green Biofuels, or if anyone not employed by Lamprey Energy or Simply Green Biofuels tampers with the tank covered under the TankSure Plan. 3 The Lamprey Energy TankSure Plan is available to customers with above-ground fuel oil/biofuel tanks no larger than 330-gallon capacity. 4 No part of the heating or cooling system, other than the fuel oil/biofuel tank, is covered under the Lamprey Energy TankSure Plan. 5 The agreement is terminable, without refund, upon notice to the customer by Lamprey Energy that payments on the customer s account(s) are delinquent. 6 The agreement will remain in effect for one year from date of renewal and will automatically renew at Lamprey Energy s prevailing rates at the time of renewal on a year to year basis. The contract will not be renewed if either party gives at least five days prior notice of termination. A renewed plan may be terminated and fully refunded up to 30 days after the renewal date, provided no service has been performed as part of that renewal. No refunds will be issued after 30 days past the issue date or renewal date. 7 The Lamprey Energy TankSure Plan provides an annual ultrasonic tank-testing service and, where necessary, replacement discounted to amount covered in the plan ($2,500). 8 Where more than one oil tank is connected to the same heating system all tanks must be insured. 9 Enrollment in the Lamprey Energy TankSure Plan does not guarantee that a leak will not occur or that the customer s tank will not fail after testing. If a tank leak occurs subsequent to the test due to internal corrosion or a manufacturer s defect, or a non-leaking tank is identified for proactive replacement by the TankSure Tank Analysis software, Lamprey Energy will pay up to the amount covered in the plan ($2,500) towards the replacement of the tank in accordance with the terms of the TankSure Program Limited Warranty. 10 The plan does not cover and Lamprey Energy is not responsible for the replacement cost of any oil lost as a result of releases or otherwise; environmental liabilities and clean-up costs and all other costs arising from or related to discharges of oil or releases of contaminants from the tank or piping; costs associated with disposing of any oil contained in the tank; and all fines, penalties, and claims for property damage or diminution in property value, including those alleged or incurred by the homeowner or third parties. 11 This program is underwritten by Boston Environmental who must approve all tank replacements. 6

9 AC Gold plan For a single annual fee the AC Gold plan provides: 1 The company reserves the right to inspect and approve all 6 equipment and systems to be covered under the plan. Lamprey Energy will only provide coverage for equipment and systems that are properly installed according to Federal, State, and Local codes. Lamprey Energy reserves the right to deny coverage Pre-scheduled annual preventive maintenance* 24-hour Priority Emergency Service (see Terms and Conditions No.8) 20% discount on Parts and Labor for all work performed on the unit covered by the plan *The Annual Preventive Maintenance is comprehensive and designed to ensure your system is working as efficiently as possible, throughout the season. It includes: For the Outdoor Unit (Condenser) Inspection of the control box, associated controls/accessories, and wiring connections. Controls may include contactors, relays, circuit boards, sump heat, and other accessories. All control box and electrical parts will be checked for wear and tear. Inspection of the fan motor and blades. The unit will be started and checked for proper refrigerant level. If necessary, the unit will be lubricated. The cabinet will be cleaned of dirt and leaves and the base pan drain openings will be inspected and cleared of restrictions. For the Indoor Unit (Evaporator/Air Handler) Inspection and cleaning of the blower assembly, including blower housing, wheel, and motor. If necessary the motor will be lubricated and the fan belt replaced. Inspection of the evaporator coil, drain pan, and condensate drain lines. Inspection of the control box, associated controls, and wiring connections. Cleaning and replacing of single standard 1 air filter. (Upgraded air filters will be installed at additional cost.) With the unit running the temperature difference across the coil will be checked. The plan includes 24-hour priority emergency service. Emergency is defined as: no air conditioning, not enough air conditioning, water leak. All other service issues will be addressed during normal business hours: 7:30am 4:30pm Monday Friday. All parts and labor on the unit covered by the plan are discounted at 20%. This applies to work done during either scheduled or emergency service. Where the main piece of equipment covered under the plan requires replacing in its entirety the 20% discount will not apply. 7

10 Fuel purchasing programs Whether you wish to pay up-front, want to have capped monthly budget payments, or decide to pay monthly but go with the flow on price, we have the purchasing program for you. Fixed price prepaid Pay a fixed price for a set number of gallons The price will never go up or down, no matter what the market price does. We provide you with your delivery history so you can determine how many gallons you would like to purchase for the coming year. Fixed price budget Set the price but spread the cost over several months This program gives you the ability to fix your price and spread out the payments rather than pay for it all at once. The price will never go up or down no matter what the market price does. Set the price for a fixed number of gallons but pay for them in monthly installments. If you start the program after July the number of monthly payments will be decreased, resulting in a slightly higher budget. Flex price prepaid with downside insurance Pay a set price for a fixed number of gallons but benefit from any downturn in the market price The difference between this program and the Fixed Price Prepaid is that it includes downside insurance. This is beneficial for those customers who believe prices may fall and who don t want to be left holding more expensive fuel. If the market price on the day you receive a delivery is below the set price you paid, your account will be invoiced the market price and the difference will result in a credit on your account. Flex price budget with downside insurance Set the price, spread your fuel costs over the course of the year, and benefit from any downturn in the market price We calculate a budget payment based on a set price for a fixed number of gallons that you have chosen to purchase. The budget is calculated by multiplying the number of gallons you choose to purchase by the set price per gallon plus the additional per-gallon cost of the downside insurance. The total is then divided by 10 to give you your 10 equal monthly payments. The budget payments start in July and end in April. If you start the program after July the number of monthly payments will be decreased, resulting in a slightly higher budget. This program has the same advantages as the Flex Price Prepaid but can be budgeted. This is beneficial for those customers who believe prices may fall and who don t want to be left holding more expensive fuel, but who also want to spread their payments out over the year. If the market price on the day you receive a delivery is below the set price you paid, your account will be invoiced the market price and the difference will result in a credit on your account. Market price budget Spread your fuel costs over the year This program provides no price protection from rising prices. However, 80% of our annual fuel consumption occurs in the four or five winter months. With the market price budget program we help you to spread your fuel costs over the year. This provides you with more predictable monthly payments throughout the year and avoids high fuel bills in the winter. The program starts in July and ends in June. We look at your delivery history to determine how many gallons should be used to calculate your budget for the coming year. We multiply the gallons to be budgeted by an average estimated price. We then spread that total cost over 12 equal payments to create your monthly budget payment. If you start the program after July the number of monthly payments will be decreased, resulting in a slightly higher budget. The price per gallon charged to your account will be the market price on the day of delivery. Your account will be reviewed twice during the year and your monthly budget payment will be adjusted up or down according to the actual number of gallons used and the actual market pricing. 8

11 Preventive maintenance procedure We pride ourselves on the professionalism of all our staff. When a service technician works at your property he takes care to protect it; he will leave the work area as clean as, or cleaner than, it was when he arrived. We use tarps and plastic cling carpet runners to protect your floors. Booties or socks are used when a technician walks through your finished space. When servicing or replacing oil filters, pumps, or oil line fittings, spill pads are placed beneath drip pans or trays to prevent stains and reduce odors. All our technicians carry Speedy-Dry and odor powder on the truck. For the preventive maintenance the technician will: 1 Test fire the unit to be sure it is in operating condition before he starts. 2 Turn off the service switch to kill the power. 3 Visually inspect the unit. 4 Check the oil tank: a How much fuel is in the tank? b What is the condition of the gauge? c Is the tank at least 5ft from the burner or other sources of heat? d What is the condition of the legs, pads, foundation? e Is there any evidence of corrosion, oil spills, or leaks (old or new)? f Are all unused openings properly plugged? 5 Perform an ultrasonic tank test (if you have the Lamprey Energy TankSure Plan). 6 Check the fill pipe: a Is it in good condition? b Is the fill cap in place and in good condition? 7 Check the vent pipe: a Is the cap in place and in good condition? b Is the vent unobstructed? c Is the pipe the same size or larger than the fill pipe? 8 Check the oil line: a Is the oil line free of dents and kinks? b Is it directly buried in cement or encased? c Are the fittings all leak free? d Are there any compression fittings? If there are, they will be replaced. 9 Inspect the oil filter mechanism: a Shut off the oil valve and make sure it is in good operating order. b Replace the oil filter preferably with a Garber filter. c Lubricate the oil filter gasket with the recommended oil. 10 Inspect the oil pump mechanism: a Replace the oil pump strainer. b Set the pump pressure at the recommended specification and check the pump cut off to be sure it holds pressure. c If the tank is gravity-fed, bleed the line by opening the valve or line, and run it until the oil is clean and clear. 11 Inspect the nozzle and firing assembly: a Check the nozzle type, size, and spray angle against recommended specification. b Remove the nozzle, drain the oil, inspect the nozzle adapter, and replace if required. 12 Inspect the burner motor, housing, and fan: a Remove the motor and check the burner housing for oil this could indicate a loose fitting or cracked flare on the fuel pump seal. b Check the burner coupling and replace as required. c Clean the fan wheel. d Lubricate the motor as required. e Check that the cooling slots are clear. f Check the motor shaft for end play and replace as required. g Clean the air inlet and fan. h Check the condition of the motor. i Reinstall the motor and ensure everything is spinning freely and that all wires are connected. 13 Inspect the transformer and cad cell: a Clean and check the transformer bushings and springs. b Inspect the ignition wires. c Clean the cad cell eye and wires. d Ensure the cad cell bracket is correctly positioned for a good flame sighting. e Ensure the electrodes are making solid contact with the transformer springs and that no wires are being crimped. 14 Inspect and clean the flue pipe: a Remove the flue pipe and brush it out. b Inspect the pipe s condition and replace as necessary. c Check the draft regulator. d If the unit has a stack relay the helix and relay contacts will be inspected and cleaned. e Clean out the chimney base and check for any obstructions. f Ensure the smoke pipe has three screws per joint 15 Clean the heat exchanger and combustion area: a Remove the baffles, scrub the flue passages, check for signs of air or water leaks. b Clean the combustion area. c Inspect the refractory material and repair or replace as required. 16 Clean and, where necessary, replace air filters. 9

12 When a Lamprey Energy service technician arrives on your property he will introduce himself and ask if you have experienced any problems with your system or if you have any questions. If he is unable to answer any question he will contact the office and either have the answer for you before he leaves, or make sure you receive it as soon as possible. Once the maintenance has been completed the technician will reassemble the unit using furnace cement, silicone, or Kaowool if required to seal any air leaks. He will double check the flue pipe and other items, including the filter and fuel pump, for leaks. He will then: Fire the unit and check operation: a Start the burner, check the appearance of the flame, and make sure there is no impingement. b Cycle the burner on and off several times to check prompt ignition, smooth operation, and clean cut-off. c Keep the burner running in order to check the operation of the high limit. d Conduct an efficiency test and make adjustments. Preventive maintenance on some systems will also include some or all of the following, depending on the level of coverage purchased: 1 Antifreeze system The antifreeze will be tested. We use a refractory meter to test the freeze point of the antifreeze; the PH level will be tested for the acidity level where the level is caustic we will recommend complete antifreeze replacement. 2 Zone valves and circulators The operation of all zone valves and circulators will be checked; the circulator motors and bearing assembly will be lubricated; circulator couplings and motor mounts will be checked for leaks; expansion tank and fittings, air scoop, and hi-vents will be inspected. 3 Warm air system The blower compartment will be cleaned. If necessary the blower will be lubricated. The tension and condition of the belt will be checked; the blower mountings and bearings will be checked; the filter will be replaced; the blower limit settings will be checked. 4 Humidifier The humidifier operation will be inspected for water leaks and mineral build up; the condensate drain will be checked for blockage. 5 Steam boiler The low-water cutoff and automatic water feeder will be checked; the sight glass will be cleaned or replaced as required; the vents will be checked and inspected for evidence of leaks. 6 Power venter The motor will be inspected, lubricated, and cleaned. All vent connections will be inspected and connections will be replaced, sealed, or tightened as required. The venter choke plate and barometric damper will be checked. With the heating system in operation the pressure sensing tube will be disconnected from the power venter safety switch: this should shut off the burner reconnecting should relight the burner. Preventive maintenance on air conditioning systems will include: For the Outoor Unit (Condenser) 1 Inspection of the control box, associated controls/ accessories, and wiring connections. Controls may include contactors, relays, circuit boards, sump heat, and other accessories. All control box and electrical parts will be checked for wear and tear. 2 Inspection of the fan motor and blades. 3 The unit will be started and checked for proper refrigerant level. If necessary the unit will be lubricated. 4 The cabinet will be cleaned of dirt and leaves and the base pan drain openings will be inspected and cleared of restrictions. For the Indoor Unit (Evaporator/Air Handler) 1 Inspection and cleaning of the blower assembly, including blower housing, wheel, and motor. If necessary the motor will be lubricated and the fan belt replaced. 2 Inspection of the evaporator coil, drain pan, and condensate drain lines. 3 Inspection of the control box, associated controls, and wiring connections. 4 Cleaning and replacing of air filters (excluding Air Bear filters). 5 With the unit running the temperature difference across the coil will be checked. Following the maintenance and efficiency testing the technician will clean up and let you know of any concerns or issues that might require additional work. The office will follow up with pricing and, with your approval, to schedule the recommended work. The technician will leave you a work order detailing work carried out, parts replaced, and hours spent. 10
