Site Information Blue Grass Industrial Park Corning, Iowa Maps: Site is zoned industrial There are no limiting factors (flood plain, creeks, wetlands, flight paths, easements, liens or other encumbrances, etc.) that may impact the construction process or location of improvements on the site. Adams Community Economic Development Corporation, a non-profit development corporation in Corning, Iowa, owns and controls the Blue Grass Industrial Park. 3 Blue Grass Industrial Park Lot 12 Lot 11 BNSF RR N Lot 4 Lot 3 HWY The Blue Grass Industrial Park, outlined in yellow, is comprised of 120 acres of light and heavy industrial sites. Five plants utilize 45 acres for their current operations. Lot 3 is a 4.8 acre lot directly south of Brown Bear Corporation, on which the 22,500 Spec Building is located. Lot 4 is available for purchase. There is approximately 4.8 acres available. Lot 11 now has Echco Concrete on the 5 acres on the west edge of Lot 11 and partially into Lot 12. The additional 7 acres are available on the east side of Lot 11. This past summer Adams County paved the road that runs along the north edge of Lot 11 Brooks Road which connects to the entrance to the Industrial Park and then US Hwy 34. Lot 12 has approximately 50 acres with no current infrastructure in place.

7 2. Utilities & Infrastructure Blue Grass Industrial Park Corning, Iowa Electric: The Blue Grass Sub-Station is equipped with a 5,000 KVA transformer. Class of Service: 3-phase, 60 hertz at available secondary voltages. *Standard Park voltage 277/480 Transformers will be provided to meet special voltage requirements, as needed. *(Available to industrial customers when service is taken through a single point of delivery.) Annual cost of power per kwh rates are negotiable based on usage. Map showing location of electric utility line. See 5.1. The electric provider contact is Southwest Iowa Rural Electric Cooperative, Phil Kinser phil.kinser@swiarec.coop, Natural Gas: A 3-inch main serves the park at 150 psi; a 2-inch main serves the park at 30 psi. Annual cost of natural gas is negotiable as natural gas is a volatile market. NOTE: As a Municipal Utility, Corning is able to offer extremely competitive rates. 8 Water: The new water plant completed in 2003 has a total capacity of 1.3 million gallons per day. An 8-inch plastic line supplies water to the park with capacity of 200,000 gallons per day. A 12-inch main serves within the Blue Grass Industrial Park; 53 psi static, 51 psi residual, 1,060 gpm. Two water storage facilities are located on the park. The primary water storage is provided by a 465,000 gallon standpipe. A secondary system with 400,000 gallons of ground storage has both electric and diesel pumps and serves as an auxiliary system for emergency needs. The source of the water supply at Bluegrass Industrial Park is surface water from 700 acre Lake Icaria and from the 100 acre Lake Binder / Corning Reservoir complex. It is supplied by the City of Corning. Total Hardness: 144 ppm Other Known Contaminants: None. Nitrate Nitrogen: 0.4 ppm NOTE: As a Municipal Utility, Corning is able to offer extremely competitive rates. Map showing location of water. See 5.1. The water provider contact is Corning Municipal Utilities, Tim Larsen, cmu2@mddc.com, Wastewater: An 8-inch main and 6-inch forced main serve the park with a duplex lift station two 220 gpm pumps. Corning just completed construction of a new wastewater plant rated 1.1 mgd with an investment of $3 million dollars. The annual cost of wastewater in annual dollars is negotiable. 9 Rail: Burlington Northern provides rail service to the community, maintaining this track as its main line. The railroad spur which is shown previously served the Blue Grass Industrial Park. Three years ago ACEDC worked with BNSF Railroad and engineers to design upgrades required by BNSF. Estimated Costs at that time were between $1.3 - $2 million to meet BNSF standards. Amtrak passenger service is available with a twice-daily stop only 25 minutes from Corning. Map showing rail service to site. See 5.1. Rail provider contact is Burlington Northern and Santa Fe Railway Company. Hard surface roads: Corning is centrally located between Omaha, Kansas City, and Des Moines in southwest Iowa. This central location allows easy access to three major Interstates: Interstate 29, 50 minutes west; Interstate 80, 30 minutes north; and Interstate 35, 50 minutes east. Corning is located at the intersection of U.S. Highway 34 and Iowa Highway 148. U.S. Highway 34, which serves east and west traffic, is on the Commercial Network and has been designated by the Iowa Department of Transportation as a major highway artery. 10 IT Broadband: Frontier Frontier ADSL (Asymmetrical Digital Subscriber Line) uses existing phone lines to bring high-speed Internet transmissions to the industrial park. Mediacom Mediacom provides high-speed cable access to the community and is currently investigating service to the industrial park. Fire, Emergency, and Police Protection: The Corning Fire Department has a Class 6 insurance rating. They are qualified for and own the Jaws of Life. The unit is comprised of 30 members. Each volunteer averages 60 hours of training annually. Many are certified First Responders and CPR certified. The elapsed time from alarm to departure of a unit from the station is between two and four minutes, day or night. At least one unit plus a support vehicle answers each call. A minimum of eight firefighters are sent to each call with an average of 12 to 14 men responding to a day alarm and 18 to 20 men to a night alarm. Emergency medical services and comprehensive patient care are provided by Alegent Creighton Health Mercy Hospital and it s staff in Corning. Adams County Rescue is a 12- member unit providing 7-day-a-week, 24-hour-a-day protection. Life-Flight is available for emergency transfers to metropolitan health centers. The Adams County Sheriff s Department supply security at the park.
