2 1 BEL-AIR 12 TABLE OF CONTENTS Bel-Air property has seemingly never been more valuable than it was in. Although median price of a home in Bel-Air (which now extends out all the way to Mulholland Drive) stumbled to $1,4,, the average price per square foot of a home hit the highest number we ve ever seen ($1,586). This, combined with an increase in sales volume, helped give the area a fantastically strong. BEVERLY HILLS Sales volume in Beverly Hills rose 5%, to the highest point we ve seen since early. Couple this with the highest price per square foot numbers ($1,224) we ve seen in over three years, and Beverly Hills undoubtedly continues to sit atop the luxury real estate mountain in the Los Angeles area HANCOCK PARK Hancock Park continued to assert itself as one of Los Angeles most desirable markets for value growth. The neighborhood has enjoyed a median price increase of 29.8% over the last three years, with 19.6% of that growth taking place between Q3 and of this year. The average price per square foot of homes has also performed well, with a 22.8% increase over the last three years. HOLLYWOOD HILLS Hollywood Hills remains a stable market, with gains and dips, none of which seem to be significant. The best way to describe the area s quarterly production is unexciting. Although median price has grown over 15% over the last three years, values were a bit down compared to Q3. MALIBU Malibu endured its slowest volume quarter in over three years in. Despite this, the homes that did sell enjoyed the most value of any sales ever in the Malibu area. The average price per square foot of a Malibu home in was $9, a 48% increase from less than two years ago BEVERLY HILLS POST OFFICE Beverly Hills Post Office continues to appreciate and remains as one of the safest long-term investments (despite slight quarter-to-quarter volatility). The median price of a home was as high as we ve ever seen, but volume was down significantly compared to s and. BRENTWOOD Brentwood properties enjoyed a modest, with slight upticks in the median price of homes, and in the average price per square foot. Overall volume was the lowest we ve seen in almost two years, but there s no question that Brentwood remains one of the area s strongest luxury markets. CENTURY CITY Century City enjoyed its most productive in over three years. The median price of a home has never been higher, and that s a testament to the trends we ve seen in the neighborhood for some time now. The average price per square foot of a home jumped 7.9%, and this remains one of the more affordable luxury markets in Los Angeles (for now) PACIFIC PALISADES The Pacific Palisades enjoyed its strongest in over three years, and this remains one of Los Angeles most consistently strong real estate markets. The average price per square foot of a home was $9, and it s now been seven consecutive quarters of that figure being over the $9 mark. SUNSET STRIP The Sunset Strip remains the most consistently stable market in all of Los Angeles. Over the past three years, the median sales price of homes has stayed within $225, of itself, never dipping below $1,2, and never rising above $1,487,5. This past quarter was no different. WEST HOLLYWOOD West Hollywood home prices ascended to new heights in the latest quarter, although sales volume took a slight dip. The median price of a sold home was $2,5, a 32% increase since of. This past year, we amassed an astounding 6 sales of $1,, or more, more than any other Los Angeles real estate firm. This most recent quarter enjoyed increased production in the luxury market, with 1% more $15,, sales than in Q3. Virtually all real estate was up this past quarter, especially when compared with normal production. This can be attributed to many things. Most notably, the United States presidential election saw the nation s economy rally, as the incoming administration promises to restrict business much less than the preceding. Although interest rates endured a modest increase, all stock indexes soared post-election, and home sales (and home values) all enjoyed a fantastic surge, especially in the ultra-lux market ($5,,+).
