Bridges, AIA, LEED AP Davidson A+E 431 Indian Creek Parkway Overland Park, KS 6627 RE: Dear Mr. Bridges, Trip Generation Overland Park, Kansas As requested, Priority Engineers, Inc. has estimated the trip generation for the proposed 95Metcalf South development located at southeast corner of the 95 th Street and Metcalf Avenue intersection in Overland Park, Kansas. Also estimated were the trips generated for the existing site with building uses prior to demolition. This letter will document the calculations and assumptions that were made. The existing site, prior to demolition, contained a variety of commercial uses. The Sears store is not part of the property and was therefore not included in the trip generation estimate. For the existing buildings, square footages were taken from the Commercial Rent Roll provided. The vehicle trips generated were estimated using the Institute of Transportation Engineers Trip Generation, 1 th Edition. The Shopping Center Use (82) was utilized. The shopping center use is described as an integrated group of commercial establishments that are owned and managed as a unit. A shopping center may contain non-merchandising facilities such as office buildings, movie theaters, restaurants, post offices, banks, health clubs and recreational facilities. Table 1 below illustrates the trip generation rates for the existing site if all buildings were occupied. Table 1: Existing Trip Generation A.M. Peak Hour P.M. The portion of the property located south of 95 th Street will include retail, restaurant, and residential uses. Table 2 below illustrates the estimated trip generation for the proposed site.

The Trip Generation values presented in the Trip Generation Manual are collected at single-use sites. However, when a development contains multiple uses, interaction between the different uses must be accounted for. Internal capture rate is defined by in the ITE Trip Generation Handbook, 3rd Edition as a percentage of total person trips generated by a site that are made entirely within the site. Typically, this rate is applied to a new development that contains various uses. The internal capture was estimated utilizing the NCHRP Report 684 methods. These methods are documented and attached to this letter. Table 3 below illustrates the total anticipated external trips generated by the proposed site. The reduction represents interaction between the retail, restaurant, and residential uses.
