2 INTRODUCTION BUILDING ORIENTATION The purpose of this section is to provide direction regarding the physical design of buildings elements on the CUI campus. The image of the campus should be identified when the students, faculty and staff first enter the campus grounds. The conceptual image should be consistently reinforced throughout the entire campus. These guidelines can help to define the essential elements of the buildings, from connections between buildings, massing, and scale to building materials and colors. New buildings are able to maintain unique design elements and can be designed in a contemporary manner, as long as key elements are used. Design criteria for existing and new facilities will be defined to enhance the quality and visual cohesiveness of the campus by establishing a minimum standard of design excellence. The guiding principles are: To create conceptual design standards to be used by CUI in design review To protect and enhance the use, vitality and image of the campus To assist prospective campus officials, planners, architects, landscape architects and engineers in the design and development of proposed projects by providing conceptual high quality design standards This section is not intended to be prescriptive, but rather to establish the basic premises and clear intent within which creative design decisions should be made. Professionals hired by CUI should be committed to implementing these guidelines. Designers will be expected to respect the form and values of the campus and work collaboratively with the University under the guidance of this document and the Executive Council. There will be an inherent level of respect with professionals trusted to follow the basic intent of the guidelines while creatively responding to new building programs, individual sites and ensuing design opportunities. Maximize southern exposure to take advantage of the sun for daylight and passive solar heating. Minimize western exposures where it is more difficult to shade sunlight into interior spaces. Orient buildings to maximize wind potential. Use the site topography to dictate the orientation of the building. BUILDING MASSING Multi-storied buildings are the preferred solution to minimize the building footprint and maximize the buildable square footage. Adhere to the 5 building height maximum per City of Irvine requirements. Break up big, deep floorplates with the use of exterior walkways or courtyards. Emphasize the horizontal. Provide light to corridors between buildings. Provide suitable setbacks. Minimize the recontouring of the ground plane. Avoid blank, scaleless surfaces. EXTERIOR BUILDING MATERIALS Use enriched exterior materials that contribute to the campus identity. Contemporary materials in a color to match the stone on campus in order to accentuate the enriched stone on campus without continuing to its use. Polymer-modified acrylic plaster system. Metal panels that are painted to adhere to the campus standard. Select materials and finishes that reduce glare and minimize reflectivity wherever possible. 3 BUILDING ENTRANCES NATURAL DAYLIGHTING To utilize building entrances as a key way-finding system on campus: Create entrances that are clearly defined and recognizable. Create entrances that are well lit, open and inviting, providing a visual access to main public spaces. Carefully consider quantity of entry points to minimize security issues at points of entry. Where appropriate, utilize central corridors to maximize building efficiency. Integrate entry sequence into site organization and overall building form. Utilize landscape to enhance the entry experience. Avoid dark, confined, or hidden entries. Use clear glass at entry elements to create an inviting entry sequence. Install permanent architectural entryway systems such as grills or grates to prevent occupant-borne contaminants from entering the building. Design facility cleaning and maintenance areas with isolated exhaust systems for contaminants, where possible. FENESTRATIONS Use high performance glass. Exceed Title 4 by 5%, as a goal. Use clear glass at entries, wherever possible. Maximize natural light into building and views. Minimize solar heat gain. Minimize the reflectivity ratio of the glazing. Use the appropriate balance of wall and glazed surfaces. Limit westward facing glazing. Allow the solar orientation to dictate the glazing layout. VIEW OPPORTUNITIES Establish strong, direct views throughout the campus. Capture views between buildings to the surrounding hills and valleys. Along major view corridors, building massing shall be careful to frame and not obstruct views. Use views as an orientation/placemaking strategy Provide for the building occupants a connection between indoor spaces and the outdoors through the introduction of daylight and views into the regularly occupied areas of the building Control the admission of natural light into the space through windows to reduce or eliminate the demand for electric lighting. Utilize low-emittance glazing to keep the heat inside in the winter and outside in the summer. Use of shading devices to reduce glare and excess contrast in the workspace due to the influx of natural daylight. Utilize building orientation, shallow floor plates, increased building perimeter, exterior and interior permanent shading devices, high performance glazing and automatic photocell-based controls to design the building to maximize interior daylighting. Achieve a minimum glazing factor of % in a minimum of 75% of all regularly occupied areas or demonstrate through a computer simulation that a minimum daylight illumination level of 5 footcandles has been achieved in a minimum of 75% of all regularly occupied areas. ROOFTOPS Use roof elements that engage the building form and emphasize functional elements such as entries and/or public spaces. Utilize rooftops for daylighting opportunities, such as skylights and light shafts. Use roof overhangs to protect glazed areas. Hide any equipment placed on the roof to the greatest extent possible. Where it must exist, minimize the visibility of obtrusive equipment. Establish a Plug & Play system for the installation of future photovoltaic panels. Use roofing materials having a Solar Reflectance Index (SRI) equal to or greater than 9 for a steeped slope roof and less than or equal to 78 for a low sloped roof for a minimum of 75% of the roof surface to reduce heat islands (thermal gradient differences between developed and undeveloped areas) and minimize impact on microclimate and human and wildlife habitat. 4 MECHANICAL ENCLOSURES Carefully consider HVAC zoning options related to areas requiring after hours or summer usage. Verify with University options for staged or multiple units for non-instructional areas. Mechanical equipment should not be openly visible. Roof-mounted equipment should be shielded from view. Equipment screens shall be fully integrated into architectural composition. Avoid contrasting screen materials. Ground equipment shall be screened by walls or landscaping. Screen walls should use exterior materials that are the same or similar materials as adjacent building.
