1 GERBANG NUSAJAYA THE GATEWAY TO ISKANDAR MALAYSIA The second phase development set to become the commercial and business engine of Nusajaya in Iskandar Malaysia Nusajaya, Johor, 8 April 2015 UEM Sunrise Berhad ( UEM Sunrise or the Company ), the master developer of Nusajaya, which is one of the five flagship zones and key driver of Iskandar Malaysia, has unveiled comprehensive development plans for Gerbang Nusajaya. Gerbang Nusajaya is the gateway to Iskandar Malaysia and will serve as the commercial and business engine for Nusajaya. The 4,551-acre second phase development of Nusajaya is designed for growth via catalytic developments and strategic partnerships with established developers and multinational companies. It will draw leisure attractions, trades and industries together with a population attracted by UEM Sunrise s residential and lifestyle offerings. Gerbang Nusajaya is master-planned for connectivity and is easy to reach from Malaysia, Singapore, and regional cities. It is strategically located just five kilometres from the Tuas Checkpoint via the Malaysia-Singapore Second Link. It is also ready to capitalise on the potential high speed rail link between Singapore and Kuala Lumpur. It has access to Senai International Airport in Johor and Changi International Airport in Singapore, as well as access to four international seaports namely Tanjung Pelepas, Tanjung Langsat, Pasir Gudang Port, and Port of Singapore. Gerbang Nusajaya features a number of catalytic developments including Nusajaya Tech Park, a 519-acre integrated eco-friendly tech park and FASTrack Iskandar, which is a 300-acre motorsports city. 1

2 Nusajaya Tech Park is on target to complete its first batch of ready-built facilities by end of the year and is already attracting flagship clients Telekom Malaysia and SANWA while FASTrack Iskandar is close to finalising the details for the commencement of physical construction works. Gerbang Nusajaya commands a gross development value ( GDV ) of RM42 billion and will be developed over a period of 25 years. Upon full completion, it is expected to create an estimated 76,000 direct job offerings, 137,000 indirect job offerings together with an estimated 220,000 population. A balance of 64% of Gerbang Nusajaya s landbank is currently uncommitted for development. UEM Sunrise is planning to develop it holistically on a phase by phase basis to ensure that all developments are aligned with the performance of the local and external economy, and that the market is able to absorb its offerings. Nusajaya Tech Park A joint venture ( JV ) project between UEM Sunrise and Ascendas Group from Singapore, Nusajaya Tech Park is a 519-acre integrated eco-friendly tech park with an estimated GDV of RM3.7 billion. The park will provide the right operating environment to a host of different industries including electronics, pharmaceuticals, food processing, precision engineering, fast moving consumer goods, logistics and warehousing. The groundbreaking ceremony for Nusajaya Tech Park took place on 12 June 2014 and it has already attracted flagship clients such as Telekom Malaysia, who has signed a land purchase agreement to build a data centre facility on 26 March Upon completion, Nusajaya Tech Park is expected to create 22,000 employment opportunities. 2

FASTrack Iskandar A JV between UEM Sunrise and Singapore-based FASTrack Autosports (Iskandar) Pte Ltd, the development spearheads the unique concept of an integrated automotive hub in Asia, complemented by commercial, retail and lifestyle amenities. The 300-acre motorsports city will feature world-class racing, driving, biking and karting circuits of FIA/FIM/CIK* standards, designed by renowned track designer, Hermann Tilke, a man predominantly commissioned to create Formula One tracks around the world. At the heart of FASTrack Iskandar is a bonded facility where aficionados can keep their vehicles securely for curation or for racing on the circuits. On the fringe of the grounds, automotive-related partners may establish businesses such as retail showrooms or have 4S (sales, service, spare parts and systems) operations to capitalise on the untapped automotive and motorsports potential of the growing population in Iskandar Malaysia or even extend services to customers across the region. 4 Kuala Lumpur Kepong Berhad The Kuala Lumpur Kepong Berhad joint venture with UEM Sunrise will comprise a mixed use scheme to complement present developments in the Gerbang Nusajaya masterplan, and leveraging off the proposed High Speed Rail ( HSR ) Link, FASTrack Iskandar, and the upcoming commercial district. The scheme is located within close proximity to the Malaysia-Singapore Second Link and will provide a quality urban-resort environment. The joint venture team has appointed three international architects to submit proposals to design the 500 acre plot, which will comprise 75% of residential and 25% of commercial and retail components. The residential components will mainly include landed properties in a resort setting such as canal homes with a mix of townhouses, superlinks, semi-detached bungalows as well as low to mid-rise garden apartments. The design will emphasise on maintaining the existing terrain and to take advantage of the natural beauty of Ramsar sites whilst incorporating modern infrastructure to promote connectivity, security and safety. Signature Residential Precinct Gerbang Nusajaya will also see the developments of freehold residential projects known as Signature Residences, which comprises two land plots with a GDV of RM2 billion: RES1 Spanning acres, it is intended to be a landed strata scheme where services and maintenance will be sustained by the Management Committee of the development. It will be made up of terraced houses with an initial 1,238 units built over five phases, beginning Q It is targeted to be completed in Q RES1 will include community facilities and ancillary buildings such as a surau, community centre, guard house, central waste collection location and double chamber substations. 4

5 RES2 Adjacent to RES1, and spanning acres, it is intended to be an upmarket extension of RES1. It will be made up of terraced houses and semi-detached houses with an initial 580 units built over four phases, beginning Q It is targeted to be completed in Q Like RES1, RES2 will include community facilities and ancillary buildings. Commercial Centre (Mixed13) Adjacent to RES3, and spanning 9.59 acres, it is intended for shop office developments. Early design planning features some 120 units of shop offices. This parcel is conceptualised to consist of 3-storey shop offices where corner units and end lots are four storeys high. They will be built over a four year period from Q Signature Condominium (RES3) Adjacent to RES1, and spanning 5.46 acres, it is intended to be a condominium development consisting of three types of built-ups i.e. 850 sq ft, 1,000 sq ft, and 1,300 sq ft. Early design planning features some 330 units altogether to be built over the course of three years from Q Gerbang Nusantara UEM Sunrise is in full support of the Government s efforts in ensuring home ownership for the rakyat from all walks of life. The Company will continue its commitment to build affordable housing in Nusajaya with the development of 155 acres offering a combination of 7,735 units of Rumah Mampu Milik Johor ( RMMJ ), Perumahan Komuniti Johor Jenis A, Perumahan Komuniti Johor Jenis B and Kedai Kos Sederhana known as Gerbang Nusantara. It will include amenities and communal facilities for residents such as a mosque, integrated primary and secondary schools, multi-purpose halls and religious schools. 5

6 Gateway CBD Gerbang Nusajaya s Central Business District ( CBD ), with vibrant mixed-use developments, is master-planned for connectivity. It is strategically located adjacent to Singapore and is also ready to capitalise on the potential HSR link between Singapore and Kuala Lumpur.
