2 CONDITIONS OF SALE 1. The highest bidder to be the Purchaser (but the Auctioneers reserve the right of refusing any bid) and if any dispute arises at the last bid, the Lot to be put up again or the Auctioneers may name the purchaser. 2. The Auctioneers to fix the rate of bidding. 3. All prospective purchasers to make themselves known to the Auctioneers prior to the sale time, giving their full name, trading title, address and contact telephone numbers. 4. All prospective purchasers not known to the Auctioneers must provide a BANK REFERENCE prior to purchasing. No cash transactions over 10,000 sterling will be accepted. Payment may be made via a BANKERS DRAFT, CHEQUE WITH GUARANTEE CARD/BANK REFERENCE. 5. All descriptions, either written or verbal, are for guidance purposes only. The Auctioneers or vendors will not be held responsible for the accuracy of any such description. All lots are sold with all faults and errors of description. Purchasers must satisfy themselves prior to sale of a Lot as to the condition of each Lot and should exercise and rely on their own judgement as to whether the Lot accords with its description. 6. It is the purchasers' responsibility to ensure that all plant machinery or equipment complies with the Health & Safety at Work Act 1974 before such items are used at a place of work. 7. The Auctioneer, as agent for the vendor, reserves the right to bid up to the reserve price where set on any Lot. 8. At the fall of the hammer the PURCHASER will take full responsibility for the Lot. The Lot may not be removed from the sale premises before payment is made. 9. No person will be allowed to remove any of the Lots without a pass for the removal of Lots. 10. Failure, on behalf of the purchaser, to pay for any Lot(s) will result in a resale. Any deficit or costs incurred will be the responsibility of the original purchaser. 11. The Auctioneers wish to draw to the attention of the purchaser that VAT at the current standard rate will be charged unless otherwise stated. 12. The vendor and the Auctioneers as the vendor s agent retain all titles in any Lot until all purchase monies have been paid in full. Outstanding monies will be charged at an interest of 4% above the Bank Base Lending Rate. 13. In all cases of transfer, the original purchaser shall be responsible for purchase money. ALL PERSONS ENTERING THE SALE SITE DO SO AT THEIR OWN RISK. ALL VEHICLES PARKED AT OR ENTERING THE SALE SITE ARE AT THE OWNERS RISK. All Livestock is sold under the Conditions of Sale set down by the Livestock Auctioneers Association. A copy of these conditions is available at the Auctioneers' pay office.

3 GENERAL INFORMATION DIRECTIONS TO THE SALE The village of Willoughby is situated on the A45 Daventry to Rugby Road approximately 6 miles equidistant of both towns. A full location plan can be found on the rear of the catalogue and the postcode of the sale is CV23 8BH Please note that the sale field will only be accessible from the gateway opposite the Car Wash on the A45. No access will be given through White House Farm Yard at any time. SALE ORDER The sale will commence at 10.30am with the Agricultural Requisites and Workshop Tools, followed by Livestock Equipment, Farm Machinery, Trailers and finally the Tractors. Any items included by permission will be sold at the end of the sale. VAT VAT at the current standard rate is payable on each and every lot in addition to the hammer price, unless otherwise stated at the time of the auction. PRE SALE ENQUIRIES Pre sale enquiries can be made via David s Niece, Catriona Eckland on REFRESHMENTS Light hot and cold refreshments will be available during the sale. SECURITY AND LOADING OF LOTS The Auctioneers will not be responsible for the security of items left after 5.00pm on the sale day. In order to assist buyers a loading vehicle will be available to help with loading until 6.00pm on the sale day. Please note that the Auctioneers reserve the right to withhold purchases until cheques are cleared. REMOVAL OF LOTS All lots without exception must be removed by no later than Monday 20 th April A loading vehicle will be available on the sale day and on Saturday 18 th April until 12pm. Any collections after this time will need to be made by specific appointment. ADDITIONAL LOTS Additional lots from outside vendors may be accepted into the sale. An entry form must be obtained, completed and returned to the Auctioneers at least two working days prior to the sale day. BUYERS BID NUMBERS The Auctioneers propose to operate a buyer bid number system. Therefore, purchasers are requested to attend at the sales office prior to the commencement of the sale, so that full details of the intending purchaser s name, address, bankers and other relevant information may be recorded. Failure to obtain a buyer s bid card may result in the Auctioneer refusing to accept your bid. If you have a Permanent Bidding Number please use this number.

4 SALE NOTES The sale is on instructions from Mr David Stearn who is retiring after a lifetime farming career. White House Farm was purchased by David s Father in 1950 after selling their farm in Bedfordshire to make way for the Cranfield Airbase. David and his father farmed in partnership with their system being based around buying Welsh and Irish Store Cattle which were delivered by rail to Willoughby Station. When the railway closed in the late 1950s they moved towards a commercial suckler herd along with a flock of Suffolk cross ewes. The quality of the pasture on this farm has helped produce excellent stock which has been sold over the years through Rugby and Banbury Market. The fertility of the land was also aided by two modern broiler houses which were used to rear 40,000 birds at any one time. The livestock were successfully sold through Rugby Farmers Mart in The machinery on the farm has been well looked after and only ever used on this all grass holding.
