5 SECTION 3 Warranty Information General Warranty Structure Asphalt shingle warranties have evolved substantially over the years and differ from one manufacturer to another with respect to the fine details. However, the general structure of warranties is consistent throughout the roofing industry. Prorated Warranty Today s shingle warranties support roofs for periods well beyond 50 years, so the warranty reflects the usage of the roof through time. Much like cars and tires, the percentage of coverage will diminish by a certain amount every month until the end of the warranty term. The warranty usually only covers the material only. Up-Front Period Though shingle warranties are prorated, there is always an initial period of time ranging from five years to 15 years (standard warranties), whereas the proration does not apply often referred to as the up-front coverage. Furthermore, during this period, warranties often cover a portion of the labour costs associated with replacing defective shingles. Lifetime Warranties Since January 2011, just about all laminated shingles in the industry come with a limited lifetime warranty. It is important to note that these warranties have the same structure as all other shingle warranties. Usually, the coverage is prorated to 50 years, where it then stays the same for the remainder of the warranty term. The lifetime coverage is applicable to the homeowner at the time of purchase of the roof. Once the home or building is sold to subsequent owners, the lifetime warranty no longer applies. However, most manufacturers will allow a transfer of the warranty to another homeowner under certain conditions.
