2 1. GENERAL 1.1 Materials used will be of standard quality, readily available from local suppliers 1.2 All building work to comply with NHBRC Homebuilders Manual, SANS and good building practice. 2. BRICKWORK 2.1 External brickwork to be 270mm standard cavity brick walls and bricks to comply with SABS STANDARDS. The preference of brick for this project is Johnsons Bricks from Oudshoorn. 2.2 Internal brickwork to be 230 and 115mm standard brick construction and bricks to comply with SABS STANDARDS. The preference of brick for this project is Johnsons Bricks from Oudshoorn 2.3 Damp proofing: 350-micron black embossed polyolefin damp proof membrane under slab. 2.4 Underfloor isolations as specified by the Architect. 3. WINDOWS 3.1 All windows to be powder coated aluminium as per architect s window schedule. 3.2 All windows manufactured with 30.5mm casement Wispeco system. 3.3 All glass according to NBR regulations. 3.4 All windows designed to A Pascal wind load. 3.5 All bathroom to receive pacific obscure glass. 4. DOORS & FRAMES 4.1 External sliding doors to be powder coated aluminium as per architect s door schedule Sliding door to be Wispeco palace sliding door system R11 (65mm) Vertical door styles to be used R 4 (85mm) Kick plates to be used mm BS hook lock with half thumb turn cylinders to be used mm PVB clear safety glass to be used in sliding door 4.2 Entrance door and frame to be varnished meranti as per architect s door schedule. 4.2 All internal doors to be pressed Canterbury or simular doors with meranti doorframes. Doors and frames to be painted. 4.3 Garage door to be Cromadec sectional doors with electrical motor with battery backup. 5. ROOF AND PERGOLAS 5.1 Semi planed, engineer approved trusses and waterproofed concrete slab. 5.2 Roof finish to trusses to be Slate Grey concrete roof tiles as per architect s specification 5.3 Roofing underlay to be specified by architect and tile suppliers as per SANS specification. 5.4 All eaves to be open and painted. 5.5 Exposed trusses at overhangs to be creosoted.

3 5.6 Seamless aluminium gutters as per Watertite specifications to be installed in colour code matching the charcoal concrete roof tiles. 5.7 Pergolas on houses to be treated "peeler-core" poles as per architect s design. 1. CEILING 7.1 Gypsum board ceilings with taped joints and skimmed plaster. 125mm NU cornices to ground and first floor (where applicable) will be installed. 7.2 Concrete slab (soffit): Smooth plastered, skimmed and painted. 7.3 One trapdoor per house. 2. FLOOR COVERING 8.1 PC Amount of R /m2 for carpeting to bedrooms and study where applicable. 8.2 PC Amount of R /m2 for floor tiles as indicated on marketing drawings. (Excluding garage). No natural tiles will be allowed. 8.3 PC Amount of R60-00 /m2 for floor tiles in garage. 8.4 All shower floors to be tiled. PC Amount of R per shower is allowed. 8.5 Labour of R65-00 /m2 has been allowed. All listello s, borders and patterns (other than straight) will be charged as an extra. 3. SKIRTINGS 9.1 Tiled skirting s to be installed on all areas where tiles are lay excluding garage mm profiled painted timber skirting through house will be installed - excluding tiled areas and garage mm profiled painted timber skirting will be installed around all door openings (only one side) on the inside of the house as architraves. 4. PLASTERING 10.1 All external plasterwork as per architect s details to be wood floated, brushed and painted External sills to be brick on edge and plastered to a slope Internal plasterwork will be finished to a steel float finish and one coat of Midas skimfill plaster skim will be applied Internal sills to be plastered. 5. WALL TILING 5.1 PC Amount of R /m2 on bathroom wall (tiled from floor to 1,5m above floor level and in showers tiled to door height. Same PC amount on kitchen walls (tiled between workspace and top cupboards and all other walls tiled 1,5m above floor level). No natural tiles will be allowed. 5.2 Labour of R65-00 /m2 has been allowed. All listello s, borders and patterns (other than straight) will be charged as an extra.

4 5.3 Frameless mirrors to be installed in bathrooms. Listello s around mirrors will be charged at an additional cost (labour and material). 6. PLUMBING AND DRAIN LAYING x connection (each) for washing machine and dishwasher per house Two outside taps situated next to the water tank. (One situated at front and one at back of house) x 250 litre semi-pressurized hot water cylinder in roof space water tank (2500l) to be supplied and installed Conservancy tank to be constructed as per engineer s details. 12. IRONMONGERY Lever ESCO (or similar) lock to all external doors Lever ESCO (or similar) locks elsewhere Dorma door handles (or similar)according to architects details will be installed. 14. KITCHEN AND CUPBOARDS Standard Kitchen Units 14.1 Royal Cherry melamine doors with a black 3 mm pvc impact edging (or similar as per employer s choice) White melamine carcass and shelves Black nickel handles and black kick plates (or similar as per employer s choice) Rustenburg granite tops a PC Amount of R80, have been allocated per house for the Kitchen (Including cupboards, tops, appliances etc.), the built in cupboards and the vanities. Appliances 14.5 Standard stainless steel Whirlpool (or similar) gas oven, hob and extractor Standard Build in Cupboards 14.6 Royal Cherry melamine doors with black 3 mm pvc edging (or similar as per employers choice) White melamine shelves Black nickel handles (or similar as per employer s choice). ELECTRICAL 16.1 All light point as per electrical layout drawings All plug point as per electrical layout drawings No allowance has been made for speaker and volume control points Allowance for two telephone points, one intercom, one stove and one doorbell point Allowance for 60 AMP single phase power supply Allowance was made for one external plug point PC Amount of R8, for light fittings have been allowed No allowance was made for sound hardware. 17. GLAZING 17.1 All glazing must comply with SABS , Part N Obscure glass to windows in bathrooms / WC s Clear glass to remaining windows and external doors. 18. INTERNAL FIREPLACE AND BRAAI 18.1 Jetmaster 1200mm (or similar) built in will be installed per unit Jetmaster 1200mm (or simular) fireplace will be installed per unit. 19. PAINTING 19.1 Internal paint on walls and ceilings to be white or pastel acrylic PVA Internal colours other than white or standard pastel to be an optional extra Exterior paint on walls to be a range of colours to be determined by the architect before commencement of painting Internal doors, frames and skirting to be painted with white enamel All exposed rafter-ends to be creosoted. 20. PAVING 20.1 Vibro cement cottage pavers (or similar) to all paved area s as per the layout plan Any additional paving to be an optional extra.

6 21. EXTERNAL WALLS, FENCING AND WASHING LINE ,2m high peeler core timber post and rail fence as per architect s layout plan will be installed Standard wall mounted washing line. 22. LANDSCAPING 22.1 The plot is to be levelled, cleaned and roll-on grass to be laid No plants to be provided. 23. SOLAR SYSTEM 23.1 Solar Panel Array for house To have an average input of 4kWh/day from your solar panels you ll need a solar panel array of 1000Watts. These solar panels have a 3year manufacturer s product guarantee and a terrestrial 25year 80% yield Batteries The batteries we have specced are very small and cost effective but we are designing the system to run directly from PV during the day with limited usage at night,and also to cover load shedding by keeping all essentials on, in Line with Grid tie technology but available whether Eskom is on or off. The batteries can be grown over time if desired to make the system completely off grid, but at this stage we are looking at taking on average half your usage from Solar power. Deep cycle 12V AGM Batteries 400 a/h 23.3 MPPT (Maximum Power Point Tracking) Victron 100 VOC /50 amp Mppt Ultra-fast Maximum Power Point Tracking (MPPT) Especially in case of a clouded sky, when light intensity is changing continuously, an ultra fast MPPT controller will improve energy harvest by up to 30% compared to PWM charge controllers and by up to 10% compared to slower MPPT controllers. Advanced Maximum Power Point Detection in case of partial shading conditions If partial shading occurs, two or more maximum power points may be present on the power-voltage curve. Conventional MPPT s tend to lock to a local MPP, which may not be the optimum MPP. The innovative BlueSolar algorithm will always maximize energy harvest by locking to the optimum MPP. Outstanding conversion efficiency No cooling fan. Maximum efficiency exceeds 98%. Full output current up to 40 C (104 F). Real-time data display options - Apple and Android smartphones, tablets and other devices: see the VE.Direct to Bluetooth low energy dongle - ColorControl panel 23.4 Battery Monitor BMV V DC Precision Battery Monitor Precision monitoring The essential function of a battery monitor is to calculate ampere-hours consumed and the state of charge of a battery. Ampere-hours consumed is calculated by integrating the current flowing in or out of the battery. In case of a constant current, this integration is equivalent to current multiplied by time. A discharge current of 10A during 2 hours, for example, amounts to 20Ah consumed. All our battery monitors are based on a powerful microprocessor, programmed with the algorithms needed for precision monitoring. Next to these primary functions, the MultiPlus has several advanced features, as outlined below.

8 Two AC Outputs The main output has no-break functionality. The Multi Plus takes over the supply to the connected loads in thee vent of a grid failure or when shore/generator power is disconnected. This happens so fast (less than20 milliseconds) that computers and other electronic equipment will continue to operate without disruption. The second output is live only when AC is available on one of the inputs of the MultiPlus. Loads that should notdischarge the battery, like a water heater for example can be connected to this output (second output availableon models with 50A transfer switch only). Virtually unlimited power thanks to parallel operation Up to 6 Multi's can operate in parallel to achieve higher power output. Six 24/5000/120 units, for example, willprovide 25 kw / 30 kva output power with 720 Amps charging capacity. Three phase capability In addition to parallel connection, three units of the same model can be configured for threephase output. Butthat s not all: up to 6 sets of three units can be parallel connected for a huge 75 kw / 90 kva inverter and morethan 2000 Amps charging capacity. PowerControl - Dealing with limited generator, shore side or grid power The MultiPlus is a very powerful battery charger. It will therefore draw a lot of current from the generator orshore side supply (nearly 10A per 5kVA Multi at 230VAC). With the Multi Control Panel a maximum generator orshore current can be set. The MultiPlus will then take account of other AC loads and use whatever is extra forcharging, thus preventing the generator or shore supply from being overloaded. PowerAssist - Boosting the capacity of shore or generator power This feature takes the principle of PowerControl to a further dimension. It allows the MultiPlus to supplementthe capacity of the alternative source. Where peak power is so often required only for a limited period, themultiplus will make sure that insufficient shore or generator power is immediately compensated for by powerfrom the battery. When the load reduces, the spare power is used to recharge the battery. Four stage adaptive charger and dual bank battery charging The main output provides a powerful charge to the battery system by means of advanced adaptive charge software. The software fine-tunes the three stage automatic process to suit the condition of the battery, andadds a forth stage for long periods of float charging. The adaptive charge process is described in more detail onthe Phoenix Charger datasheet and on our website, under Technical Information. In addition to this, themultiplus will charge a second battery using an independent trickle charge output intended for a main engineor generator starter battery (trickle charge output available on 12V and 24V models only).
