The project area, as shown in Figure 1, is bounded by 159 th Street on the north, a line 320 west of Riggs Road on the east, a line 1150 south of 159 th Street on the south, and Metcalf Avenue on the west. The purpose of this traffic memorandum is to compare the PM peak hour trip generation between the current proposed site plan and the previously approved development plan (dated 7/25/16). Scenarios Current Proposed Site Plan (see Figure 1) o Parcel I Assisted Living (100 units) Independent Living [Congregate Care Facility] (200 units) o Parcel II Townhouses [Multifamily Housing (Mid-Rise)] (223 units) Previously Approved Development Plan (see Figure 2) o Home Improvement Superstore Big-Box, Retail (154,440 SF) o Shopping Center Mid-Box A-C, Retail (68,000 SF minus 25,000 SF is 43,000 SF) As shown in Figure 1, 25,000 SF of this Mid-Box was constructed Outlot A, Retail (7,653 SF) Outlot B, Retail (20,598 SF) Outlot C, Retail (37,694 SF) Outlot D, Retail (5,265 SF) Outlot E, Retail (5,800 SF) Outlot F, Retail (5,086 SF) ITE Trip Generation Data Using the 10 th edition of the Trip Generation Manual by the Institute of Transportation Engineers (ITE), trips were generated using both the Fitted Curve Equation and the Average Rate. The method that produced the highest trip ends was used. These trip generation data plots are shown in Appendix A. The PM peak hour trips was based on Peak Hour of Adjacent Street Traffic, One Hour Between 4 and 6 p.m. Estimates for the expected trips generated by the two senarios are provided in Table 1.
