2 GENERAL A. These Sign Criteria, developed by the Riverchase Business Association (RBA), are designed to insure quality of signage within Riverchase and promote unique, high quality signage that is creatively integrated into the Owner/Tenant s storefront or building design. Owner/Tenants are encouraged to creatively incorporate new technologies in signage design. The requirements contained herein are intended to provide adequate exposure for the merchandising and identification while maintaining the overall appearance and architectural quality. B. To verify compliance with the design intent of these Criteria, the Riverchase Architectural Committee (RBA) reserves the right to review and approve or disapprove all proposed signs and/or graphic treatment governed by these Criteria per the RBA s interpretation of these Criteria, and to require revisions of any sign design which the RBA judges not in compliance. C. Except as allowed in this criteria, Owner/Tenant shall not erect, install, paint or fix any signs, posters, cards/banners or other advertising medium to, upon or above the exterior of the Leased Premises or the building, nor on the interior or exterior of the Leased Premises or the building, nor on the interior or exterior of the glass surface of the windows and doors. No interior illuminated signage shall be located such that it is visible from the building s exterior. The following are also prohibited: (1) paper, cloth material or cardboard signs, stickers or flags; (2) portable signs anywhere on the premises or off premises; (3) signs of the blinking, rotating or moving types or audible type signs; and (4) back-lit panel signs. Owner/Tenant shall be held liable and shall bear all costs for removal and/or correction of any sign installation that does not conform to the Sign Criteria or the approval of the RBA. D. Owner/Tenant shall be responsible for removal of its signs upon termination of lease. Fascia and other building elements shall be returned to the original condition and all penetrations caused by or resulting from Owner/Tenant s sign shall be repaired by Owner/Tenant. E. The RBA reserves the right to waive any requirement or restriction contained in these Criteria and/or to make periodic changes to the Criteria as it sees fit for the benefit of the Riverchase community. F. Sign fabrication and installation shall comply with Applicable Law, including, but not limited to, building codes and the National Electrical Code, and all internal and external wiring, lighting, and other electrical devices shall bear the U.L. symbol. G. Owner/Tenant is responsible for maintaining its sign in a good state of repair including prompt replacement of burned out lighting or damaged pieces as required to maintain all visual graphics in good condition. H. All signs shall be mounted according to the RBA approved drawings. All fasteners shall be of noncorrosive material and concealed. All exterior letters or signs exposed to weather shall be mounted at least ¾ of an inch from the building wall to permit proper dirt and water drainage. I. Sign company names or stamps shall be concealed where permitted by applicable code. J. No animated components, flashing lights, formed plastic, injection molded, box type or solid panel signs are permitted. K. No sign shall have any exposed conduit, expanded metal tubing, conductors, transformer or other equipment. Raceways, where permitted, shall be painted to match adjoining facade construction. GENERAL SIGNAGE CRITERIA A. Internally Illuminated Signs: Unless specifically approved by the RBA, all Owner/Tenant identity signs shall be illuminated. Exposed neon tubes forming letters and/or logos are not permitted except as noted below. The following types are suggested: 1) Individual dimensional metal back-lit (halo effect) letters or light by external light fixtures. 2) Internally illuminated channel letters with opaque metal sides and translucent plastic faces with no visible openings. Transformer may be placed behind the sign fascia with provision made for proper cooling and access. Exposed raceways shall be painted/finished to match facade on which it is installed. 3) Illuminated back-lit letters where only the letters appear to be illuminated. 4) Prefinished metal channel letters with neon set within the letter channel. 3 Owners/Owner/Tenants are encouraged to consider LED lighting sources. B. Size: 1) Maximum height of single line of copy: a) 36 or no greater than 75% of the sign band height as determined by the RBA. Exception: Subject to Applicable Law, an unusual shaped letter or ampersand may extend beyond the maximum height requirements if approved by The RBA. 2) Maximum total height of sign for two or more lines of copy: 54 3) Maximum length of sign: 75% of length of storefront of Leased Premises or thirty-six (36) feet, whichever is less. 4) Maximum Area of Sign: 1.5 square feet/linear foot of storefront of Leased Premises. The area shall be calculated as a box - see diagram page 6 - enclosing all letters, numbers and symbols of sign design, including all spaces separating letters, numbers and symbols. The area excludes face areas of blade signs (where permitted) see SIGN TYPES section below for blade sign requirements. 5) No signage shall project more than 18 off face of substrate. 6) Where permitted, graphics on awnings or canopies shall not exceed more 75% the length of the awning or canopy. C. Materials: The sign may be fabricated from metal (no bare metal), wood or exterior grade foam with a weatherresistant coating(s). Molded, vacuum formed fiberglass or plastic signs are not permitted. The RBA encourages innovation in design and use of materials. D. Note It is Owner/Tenant s responsibility to obtain approval by the City of Hoover and to comply with local codes and ordinances. SIGN TYPES Typical Owner/Tenant signage can consist of the following types: A. Facade Mounted Signage (see page 7): Owner/Tenant is permitted one (1) sign per store front elevation - see following section for specific requirements. Owner/Tenant spaces forming an outside corner and multiple facade Owner/Tenants will be considered individually. Typically no multiple facade Owner/Tenant will be allowed more than two (2) signs mounted on facades. The facade sign is limited to the trade name of the Owner/Tenant or descriptive phrase or word such as Law Office or Dry Cleaners. No advertising copy, slogans or tag lines are permitted (i.e., Shoes for the Whole Family ). Owner/Tenant may also incorporate, with the RBA s approval, logos or names on both glass areas and awnings. These logos and/or names will not be considered as part of the signage noted above. Logos and/or names shall conform to requirements noted in items B & E below. Exception: Owner/Tenants choosing to place a graphics logo only on the sign band, may do so if the logo does not exceed 68 high nor 102 wide. If this option is exercised, the Owner/Tenant may place one sign at, on or near an entrance canopy if the canopy is constructed of permanent materials and the sign described does not exceed 30 high or 120 long and meets all other applicable requirements including allowable total signage area. Signage that extends above the facade parapet or roof mounted signage is not permitted. B. Ground Mounted Project Identification Signs: Project Identification Signs shall comply with design and area limits per the freestanding/ground sign diagram and are limited to project identification - logo and/or project graphic - only, listing of project tenants is not allowed without written approval by the RBA. C. Storefront Signage (Owner/Tenant Address (see page 7): 1) Address Number Required: All Owner/Tenants shall provide above or on the entrance doors or other approved location the address of the Leased Premises. Such design, location and signage shall be at The RBA s discretion - typically above Owner/Tenant entry door. Street address shall be 4 Helvetica font, vinyl die cut letters, PMS color 451 C, applied to inside face of Owner/Tenant Page 3
4 storefront provided and installed by Owner/Tenant. D. Service Entrance/Exit Door Sign (see page 9): Each service/exit door - typically at the back wall of the demised premises - must have graphics indicating Owner/Tenant name - See diagram for additional informance. E. Awning/Canopy Graphics (see page 7): Graphics such as logos, crests, letters, etc. may be placed on the entrance cover/canopy and/ or window canopies, at the RBA s discretion. See diagram page 8 for additional information on canopy mounted signage. F. Blade Sign (where permitted by the RBA (see page 9): Where permitted, project owner/developer shall submit a preliminary blade sign plan indicating proposed blade sign locations for all tenants spaces to the RBA for approval. 1) Must extend perpendicular to storefront plane but no more than 4-0 from the surface to which it is mounted nor more than 6-0 total in front of the Owner/Tenant s lease line. 2) May not extend below 8-0 above finished floor or hardscape immediately below sign. 3) Total face area may not exceed twelve (12) square feet (total for both faces) per single blade sign not including area of bracket. 4) More than one blade sign is permissible but the aggregate face area of all blade signs per Leased Premises may not exceed twenty-four (24) square feet for two (2). G. Open/Closed Sign: Each Owner/Tenant may provide, at its option, one (1) sign with a maximum overall area of 12 x 24 indicating the hours of operation. This sign shall be located within 5-0 horizontally of the Owner/Tenant s storefront entrance. The open/closed sign noted above shall be executed in red or white and may be illuminated. If the tenant elects to apply hours of operation to glazing - non-illuminated letters on glass shall consist of 1/2 white or gold reverse die cut vinyl letters - Helvetica Medium or similar. Size of letters and type style may vary or be executed in a different manner, with the prior approval of the RBA. Open/closed signage may not include other advertising. Credit card information and advertising decals shall not be visible from public right-of-way, without prior approval of the RBA. H. Other Graphics: Each Owner/Tenant may submit proposals for additional signage but approval of such will be granted only when appropriate for the storefront design requirements and if the proposal not only adheres to the requirements but also enhances, in the opinion of the RBA, the design intent. The proposed graphics may be: 1) Signage on glass, i.e. Established 1965 or Burgermasters Since 1953, etc. Such signage may be a) alphanumeric or graphic symbols no more than 6 high b) larger recognized graphics logos, all permanently painted or silk screened on interior side of glass (gold leaf, metallic color, etc.). 2) Graphics constructed of neon, non-flashing, mounted near the storefront glass area in a manner that, in the opinion of the RBA, enhances the design intent. 3) Temporary banners are permitted on Owner/Tenant storefronts during the 90 days prior to Owner/Tenant s opening through 30 days following opening. Owner/Tenant is required to obtain approval for banner from the RBA - temporary banner size shall not exceed the maximum allowable SF of primary Owner/Tenant facade sign. 4) Ground mounted directional/informational signage - illuminated or non-illuminated signage located on the premises - subject to RBA approval. Signage shall be informational only without Owner/Tenant name. OUTPARCEL/PAD SIGNAGE A. Outparcels - typically a freestanding single Owner/Tenant use on a defined property that includes zoning mandated parking are subject to the general signage criteria included within this criteria and the specific criteria that follows. B. Pads - typically a free standing single Owner/Tenant building supported by adjoining parking field(s) that may be shared with other adjoining Owner/Tenants or uses are both subject to the general signage criteria outlined previously and the following specific criteria. C. Owner/Tenant is permitted one sign per facade that fronts a public right of way - RBA will make final determination on the number of qualifying facades. Signage must be installed only on facades deter- Page 4
5 mined to meet this criteria. D. Outparcel Owner/Tenants may utilize either a facade mounted sign or freestanding/ground sign (see Signage Criteria) to meet the number of allowed signs. A combination of facade and freestanding/ ground signs is acceptable when Owner/Tenant is allowed multiple signs. Pad Owner/Tenants may qualify if the Owner/Tenant property is such that such sign can, in the opinion of the RBA, be installed per this criteria. E. Freestanding/ground signs, see diagram for additional information, must be located within the property of the Owner/Tenant. F. Freestanding/ground signs shall be designed and constructed consistant/harmonious with the style and materials of the outparcel Owner/Tenant building that is identified by the signage. G. Freestanding/ground signs shall only identify the name of outparcel Owner/Tenant - no advertising copy, slogans or tag lines are permitted. H. Maximum area for a Owner/Tenant s wall mounted sign shall not exceed 1.5 SF per linear foot of building s primary facade frontage on a public right-of-way. Owner/Tenants facing multiple right-of-ways are permitted signs on the secondary facades - no more than two wall mounted signs, subject to RAC approval. I. Facade mounted signs facing the parking field between the outparcel/pad and the inline retail building/anchor building are not permitted except at the disgression of the RBA - note that if allowed, such sign will be considered as one of the maximum allowed signs. IN LINE RETAIL SIGNAGE A. Individual Owner/Tenants within multi-owner/tenant buildings are limited to facade signage as the primary Owner/Tenant signage - freestanding ground mounted are not permitted for inline retail Owner/Tenants. Owner/Tenant is permitted one (1) sign per storefront elevation. Endcap Owner/ Tenants or Owner/Tenants with multiple storefront facades will be considered individually, however typically no multiple facade Owner/Tenant will be allowed more than two facade signs. Typical inline Owner/Tenant primary signage area is determined by linear footage of the primary storefront of the leased premises - maximum area of signage is 1.5 SF/linear foot of storefront (typically front wall) of the demised premises. See General Signage Criteria for additional information and requirements. GROUND MOUNTED SIGNAGE (See Page 10) Where permitted, freestanding 2 sided ground mounted signs identifying a single Owner/Tenant only shall not be higher than 10 feet above the average grade at the base of the sign - note no artificial berms may be constructed to elevate the height of the sign. Total face area (one side) of the entire face of the sign - including actual Owner/Tenant graphics shall not exceed 50 SF - see diagram. Note - actual signage and/or signage background shall engage the base as indicated on diagram - framing the allowed sign face above is the base element is not permitted. SIGNAGE SUBMITTALS/APPROVALS Each Owner/Tenant shall submit two copies of the following (at a minimum) to the RBA for review: A. 1/8 = 1-0 with materials noted and full description/diagrams of sign type and execution details. B. Color Board. C. Colored Rendering and/or rendered elevations with colors and materials keyed. Only written approvals from the RBA are valid. Page 5

THE TOTAL SQUARE FOOTAGE FOR ALL SIGNS COMBINED SHALL NOT EXCEED THE SIGNAGE ALLOWED PER ELEVATION.
