4 THE BRICK YARD The Brick Yard, located just 10 miles northeast of Washington, D.C. incorporates 125-master planned acres of Urban Industrial and residential space on land that was originally home to the Washington Brick Company manufacturing company and mine. The Brick Yard Business Park is planned for more than 700,000 square feet of multipurpose industrial buildings with 500,000 square feet completed and built to Green Building Development Standards, all buildings met LEED Silver Certified. The 70- acre Business Park will have a minimal impact on the environment and maximum impact on local employment. The Park includes office, warehouse, corporate and regional headquarters facilities. It is estimated that the Business Park will employ more than 2,000 workers upon completion. The 50 acres located on the southern end of the 125-acre master plan development, Brick Yard Station, is the residential component of the overall Brick Yard development. Overview

12 Brick Yard Station is the residential component of the overall Brick Yard development, adjacent to the Muirkirk MARC Rail Station at the border between Beltsville and Laurel, MD. In conjunction with its Business Park counterpart which entails approximately 700,000 square feet of commercial space, the Brick Yard Station residential component is a perfect illustration of a 21st century transit oriented development. Brick Yard Station is located on the southern end of a 125-acre master planned development. Brick Yard Station is accessed via Muirkirk Road. The development is divided into distinct enclaves, with a diversity of housing types along with neighborhood retail, amenities and office space punctuated by a central park and sweeping, open village green spaces. Walking distance proximity to MARC public transport (with connections to DC and Baltimore, and Amtrak at Union Station) immediately qualify it as a transit-oriented community. Its location at the convergence of several bus lines and highway routes make automobile travel quick and easy. Overview

Exceptional access to major highways link the site to downtown Washington DC, Northern VA, and Baltimore Purchasing several smaller tracts of raw and undeveloped industrial land, the masterplanning of new access and regional road improvements created this exceptional Urban Industrial opportunity. Several tracts were sold to users to help support the underwriting and rapid development of the Business Park.
