Indigenous rhododendron and hardwoods line the drive into the property where a clearing has been made for the house. Designed by Duet Design Studio for a small family of three, its footprint measures 4 x 6 and stands two stories high (,44 sf) with armor like cladding facing the north and has a glazed underbelly to the south. A small guest studio of 56 sf resides to the east, connected by an amphitheater like deck. The client s general program requirements were that the house be durable, energy efficient, spatially efficient, private and unique. More specifically, the house needed a small living room, eating area, kitchen, library, outdoors space, two bedrooms, and two bathrooms. A separate, smaller structure was needed for guests, and required a bathroom, kitchen and separate sleeping and sitting areas. 2 Virginia is part of the mixed-humid climate; so it is hot in the summer and cold in the winter. A well-insulated envelope (walls-r0, roof-r40, foundation walls-r40, slab- R5) was a necessity for the Breakheart Project. The bedrooms are on the ground floor, which is a walk out basement. The earth that surrounds and insulates the lower level keeps indoor temperatures mild year-round. The finish floor on the ground level is the cleaned and polished concrete slab providing a thermal mass for the sun s warmth in the winter. Upstairs, the southern façade has ample glazing proving plenty of daylight year-round and warmth from the sun in the winter. All windows are operable for cross-ventilation and a whole house fan was included in the stair tower for extra draw in the warmest months. A wood-burning stove provides most of the heat in the winter but duct-less mini-splits are provided for heating and cooling insurance. This system eliminates ductwork throughout the house, reducing materials and the risk for mold growth. A propane instant hot water heater replaces a conventional tank heater to eliminate the costs of continually heating the water. This is especially important to the client because they are often out of the country for months at a time. Highly efficient plumbing fixtures were used in each bathroom, including dual-flush toilets, and a gray water system for the half-bathroom. 3 Final finishes are very simple in the Breakheart Project. Tongue and groove, structural pine flooring was used, sanded and finished for the first level floor. Oak milled on site, from the site, was used throughout the house for a rain screen, countertops, interior paneling, handrails, and the main stairs construction. Steel handrails were oiled for light rust protection with the understanding that oiling is necessary at least once a year. Fiber cement siding is used to protect the home except for the industrial corrugated roof that wraps down to protect the north façade as well. These materials are expected to last at least 5 years with minor maintenance. All materials are simple, sturdy, secure and durable. The owner s commitment to designing and living in a,600 sf house preserved most of the site in its natural state. Such a small house also conserves material and energy. Simple material choices eliminated many laminated and glued products, cutting back on VOC s in the house. Because the house is in its first season and the homeowner has not moved in, the house s efficiency has not been completely tested.
