1 ARTICLE IV District Regulations Explanation of USE Categories. Four (4) classifications of zoning USES are established in this article which vary in their impact upon the TOWSHIP and in the procedures by which the USES are AUTHORIZED USES BY RIGHT are those USES for which APPROVAL will be issued by the ADMIISTRATOR upon his review of the APPLICATIO FOR DEVELOPMET if the APPLICATIO FOR DEVELOPMET indicates compliance with this ORDIACE CODITIOAL USES are those AUTHORIZED USES which are permitted by approval of the SUPERVISORS in accordance with this ORDIACE and specifically Article VI SPECIAL EXCEPTIO USES are those AUTHORIZED USES which are permitted by approval of the BOARD in accordance with this ORDIACE and specifically Article VII PLAED DEVELOPMET USES are those AUTHORIZED USES which are permitted by approval of the SUPERVISORS either as a PLAED RESIDETIAL DEVELOPMET in accordance with Article VII of the MPC and this ORDIACE in Article VIII or as a CODITIOAL USE using PLAED DEVELOPMET procedure in accordance with Article VIII of this ORDIACE USES ot Specifically Listed. USES which are not specifically listed on the Summary Table of Authorized Uses, Section or in the Definition of Use Categories, Section , shall not be permitted in the TOWSHIP Table of AUTHORIZED USES, DISTRICTS where USE is AUTHORIZED, and Method of Authorization. 11 Agricultural District (AG) Intent. This DISTRICT is intended to accommodate agricultural and open land USES. The creation of this district recognizes the lack of infrastructure facilities in this DISTRICT and the need to preserve active farming within the TOWSHIP AUTHORIZED USES BY RIGHT. See Section , Table of AUTHORIZED USES, to determine which AUTHORIZED USES are AUTHORIZED by Right in the Agricultural District AUTHORIZED USES by CODITIOAL USE. See AUTHORIZED USES are AUTHORIZED by CODITIOAL USE in the Agricultural District AUTHORIZED USE BY SPECIAL EXCEPTIO. See AUTHORIZED USES are AUTHORIZED by SPECIAL EXCEPTIO in the Agricultural District Dimensional Standards for Residential USES. 12 [Added by Ord. o. 209] Requirements for COSTRUCTIO SHEDS or COSTRUCTIO TRAILERS. The use of COSTRUCTIO SHEDS and COSTRUCTIO TRAILERS in connection with site COSTRUCTIO shall be permitted by right, subject to the following regulations and restrictions: Such COSTRUCTIO SHEDS and COSTRUCTIO TRAILERS shall be located on the LOT on which COSTRUCTIO is progressing and shall not be located within twenty-five (25) feet of the boundary line of any ABUTTIG residential LOT Such COSTRUCTIO SHEDS and COSTRUCTIO TRAILERS shall be used only as temporary field offices and for storage of incidental equipment and supplies, and not for any DWELLIG whatsoever Such COSTRUCTIO TRAILERS shall not be moved to or COSTRUCTIO SHEDS erected on a COSTRUCTIO site until the date on or after which COSTRUCTIO actually commences and shall be removed from such site within thirty (30) days after completion of COSTRUCTIO. If COSTRUCTIO is interrupted and ceases for more than sixty (60) days, the COSTRUCTIO TRAILER shall be removed until actual COSTRUCTIO commences again Prior to moving a COSTRUCTIO TRAILER to a construction site or erecting a COSTRUCTIO SHED, the owner of said LOT shall first apply for and obtain a permit from the ADMIISTRATOR allowing such USE. Such permit shall automatically expire thirty (30) days after the completion of COSTRUCTIO or upon cessation of COSTRUCTIO for more than sixty (60) days or one year after issuance, whichever first occurs. 13 o flammable materials as defined by the Fire Code in Chapter 63 of the Findlay Township Code shall be stored in the COSTRUCTIO TRAILER or COSTRUCTIO SHED All COSTRUCTIO TRAILERS or COSTRUCTIO SHED shall have at least ten (10) feet on all sides for clearance. Two or more COSTRUCTIO TRAILERS can be joined for passage from trailer to trailer All COSTRUCTIO TRAILERS or COSTRUCTIO SHEDS shall contain solid floors, electric lights, heat and doors with locks The steps leading to COSTRUCTIO TRAILERS or COSTRUCTIO SHEDS shall be at least as wide but no more than three (3) feet wider than the entrance door. Maximum riser shall be seven and one-half (7 1/2) inches. Minimum tread shall be eleven inches. A stairway guard and handrail shall be located on each set of steps Every COSTRUCTIO TRAILER or COSTRUCTIO SHED shall be maintained in clean and orderly condition, with rubbish barrels for waste materials Requirements for LOGGIG (under 10 acres). LOGGIG (under 10 acres) shall be permitted by right, subject to the specific criteria of Chapter 77 of the TOWSHIP Code, "Logging and Forest Management." [Added by Ord. o. 209] Low DESITY Residential District (LDR) Intent. This DISTRICT is intended to accommodate low DESITY residential and open space USES AUTHORIZED USES by Right. See Section , Table of AUTHORIZED USES, to determine which AUTHORIZED USES are AUTHORIZED by Right in the Low DESITY Residential District. (IV)

17 district recognizes their historical importance to the TOWSHIP, their central locations and anticipated improved ACCESS to new highway systems, and their function in the political, social, and economic life of the TOWSHIP AUTHORIZED USES BY RIGHT. See Section , Table of AUTHORIZED USES, to determine which AUTHORIZED USES are AUTHORIZED by Right in the Village District AUTHORIZED USES by CODITIOAL USE. 20 MIXED USE District (MXU) Intent. This DISTRICT is intended to accommodate both business and high DESITY residential land USES within the DISTRICT. The creation of this district recognizes that certain areas of the TOWSHIP are suited for both business and high DESITY residential USES AUTHORIZED USES BY RIGHT. See Section , Table of AUTHORIZED USES, to determine which AUTHORIZED USES are AUTHORIZED BY RIGHT in the MIXED USE DISTRICT. [Amended by Ord. o. 209] AUTHORIZED USES by CODITIOAL USE.
