10 9.0 OBSERVATIONS AND RECOMMENDATIONS The lift was partially refurbished in the year 2000 namely a controller and door operator replacement and some DDA compliance works. The main gearbox and motor were installed circa 1957 by Express Lifts Limited (no longer trading) the gearbox is leaking oil the piggy back tandem motor is belt driven and worn. (CIBSE recommend lift component life expectancy as years) this equipment is now 58 years of age The controller is a French design, manufactured by Autinor and spare parts are difficult to source in the United Kingdom and downtime for repairs lengthy which create service reliability issues The lift is in average condition and the block appears to be free of vandalism and misuse The lift pit requires a further pit stop switch, the lift is in average condition and the lift is clean with an acceptable level of maintenance applied. The motor room door lock does not conform to current standard The motor room electrical equipment require some upgrading improvement works The smoke alarm detector alarm battery requires renewal A Plinth access ladder is required This Lift gearbox and motor have reached the end of their economical life and the level of wear and deterioration is commensurate with its age. Consideration should now be given to a major programme of upgrading, refurbishment or complete replacement, we base our opinion on the fact that it would not be financially prudent to just replace the motor and gear unit, the controller has at best a further life expectancy of 5 years subject to the availability of replacement Components. 10 of 11

11 The lift car frame also appears to be of original Express Lift design and requires renewal The landing door frames architraves are of original design fluted aluminium The installation of new landing door and associate architraves, tracks and door hangers will provide a fire rating of at least 1 hour; the existing equipment does not provide this as it is not a complete unit New lift shaft florescent lighting should be provided to ensure adequate lighting for service and inspection personnel and enhanced by painting the lift shaft walls white 11 of 11
