A Introduction and Summary This project consists of 14 new residential single family lots, 64 new townhomes, a remodeled golf clubhouse and a relocated golf maintenance building This project proposes to connect to the existing Darkhorse Subdivision pressure sewer system that pumps to the Lake of the Pines Wastewater Treatment Plant (LOP WWTP) The attached Sewer Service Map shows the project with points of connection to the existing sewer system The map also includes a table which lists the existing permitted sewer DUs (equivalent sewer dwelling units) and the proposed DUs For purposes of this report, the average daily dry weather flow (ADDWF) per DU is set to 38 gallons per day (gpd) This project is currently permitted for 12 DUs for the golf clubhouse/maintenance complex The golf maintenance building is proposed to be relocated to lots 159/ Two DUs were allocated for lots 159/ when the sewer system was connected to the Lake of the LOP WWTP Since lots 159/ are undeveloped, those two DUs will serve the relocated golf maintenance building Impact from this project will be the addition of 82 new DUs to the LOP WWTP At 38 gpd per DU, that totals an additional ADDWF of 31, gpd ach sewer service will consist of an e-one sewer pump assembly for each new residence and townhome The existing e-one four-plex sewer pump station for the clubhouse/maintenance complex will be abandoned at its existing location of Raging Bull Drive and relocated near the restroom south of the proposed clubhouse as shown on the clubhouse site plan The e-one sewer pumps have a semi-enclosed impeller which enable them to discharge about 11 gpm over a full range of pressures from to 8 pounds per square inch (psi) The four- plex pump station would discharge approximately 44 gpm and would have some emergency storage to accommodate peak flows The final sewer report for this project would provide hydraulic calculations to show the present design pressures and the proposed design pressures in the sewer mains It would also show the proposed flows to the existing sewer lift station at Robles Drive/Darkhorse Blvd intersection and the impact those flows have on the capacity of that station As a preliminary hydraulic analysis, the sewer pumps and mains are designed for peak wet weather flow which equates to about 1 gpm per pump The number of pumps on simultaneously at any time is based on the studies done for e-one The individual pumps will create a discharge pressure that matches the pressure in the sewer main, while discharging about 11 gpm 71 new DUs will be added to the existing Roble Drive sewer lift station This would equate to adding 71 new pump services to about 27 designed for this lift station That would increase the ultimate design flow from about 143 gpm to 5 gpm based on the e-one study at 11 gpm per pump The additional 11 DUs that would flow to Landon Lane would not increase the original design flow because the 12 DUs presently assigned to the clubhouse/maintenance complex would be relocated to discharge to Darkhorse Drive
