SCOPE OF SERVICES
The scopes of services that we undertake to provide are as follows: 1. REAL ESTATE MANAGEMENT SERVICES Planning Permission (Kebenaran Merancang) Approval Land Conversion Negotiations Deal And Sale Negotiation Negotiation with Local Authorities (Council, JPPH, JKR, TNB, PTG, State Exco ETC.) For Negotiations for Extension of Lease Term of Land Negotiations For settlement (Technical / Procedure) Propose and Preparation Of Location For New Projects 2. PROJECT MANAGEMENT CONSULTANT (PMC) Design and Submission Stage Advising the client on the design stage and for building plan submission Construction Stage Periodic site visit to monitor work progress and to check on quality of site works to ensure compliance with design specification. To assist Client in the final inspection necessary for determining Practical Completion of Works and certifying the Certificate of Completion and Compliance. Monitoring whether all the compliances of approving authorities are adhered to by the contractor before starting the work. Preparation of PMC Report details of each and every construction activity Preparation of technical document / record system, check list for all construction activities for quality assurance. During the progress of work we will be appointing an experienced supervisor for supervising and monitor the
SERVICES ongoing work. Quality control of the material is our responsibility. Testing of all materials, checking processes employed by contractor, checking quality of workmanship, and quality of construction at frequent intervals and in some cases continuous monitoring as desired. Certifying the work carried out in term of both qualities as well as quantity. Getting the site cleaned and all Safety requirements must be followed. Ensuring that senior personnel i.e. Structural Engineer, Project Engineer, are as required by work are present to guide and supervise critical activities and such activities are not left to Site supervisor. To assist Client in the final inspection necessary for determining Practical Completion of Works and certifying the Certificate of Completion and Compliance. 3. DEVELOPER To appoint the design team (Architect, Engineer and Surveyor) for preparation drawing and submission to local authority To appoint the consultant for manage the specialist works (shop design, signage) To ensure all the design meets with the client requirement To appoint the main contractor for the construction works To manage development works from the design stage and construction works until handover project to client
