This report is a compilation of data from the Westchester-Putnam Multiple Listing Service regarding Single Family Home Sales Within The School District of The Tarrytowns Between January 1, 2012 and December 31, 2012 Tarrytown homes located within the Irvington School District are not included in this report. The report includes only information that was recorded with the Hudson Gateway Multiple Listing Service. Information pertaining to direct sales, accomplished without the benefit of a Realtor, are not available from this source and, therefore, are not included in this report. A property is considered sold after ownership changes hands (the title passes). List prices indicated in this report are the final list prices that were recorded on the Multiple Listing Service before the property was sold. Price changes that may have occurred earlier in the property s listing history will not be indicated. In addition, certain properties may have had other listing histories under different MLS numbers that did not result in a sale. Data from these other listing histories will not be reflected in this report. Note 2: YES - It still happens! Three properties sold AT full price and another seven sold OVER list price. This means that almost 20% (10 of 52 = 19.23%) of the homes that sold, sold either at, or above, their asking prices. Note 3: 52 transactions per year is an absorption rate of just over 4 homes per month. A significant improvement over 2011. Note 4: The sale price/list price percentage of 96.55% means that, on the average, homes are selling approximately 3.5% below their final list prices. In many instances, however, the list price at the time of the sale was not the original (higher) list price. Note 5: The average sale price was down.56% (approximately ½ a percent) from the previous year and the median sale price was down approximately 9.3%. Note 6: The table clearly illustrates a continuous downward trend in home prices since 2005, however, it also indicates that home prices have stabilized over the past two years and this may now be the new normal. In short, there is strong demand for homes in Tarrytown & Sleepy Hollow but the sale prices are lower than 2005-2008. Special Note: When considering "averages", it is important to keep in mind that statistically speaking, a person standing with one foot in a roaring fire and the other foot in a bucket of ice water, is ("on the average") said to be quite comfortable.
