May 2011 NOTICE Annual Meeting of Owners Enclosed is a Candidate Nomination Form which must be completed by any owner who wishes to be on the ballot to run for one Board position for a three (3) year term. Please remember that participation as a Board member does not include compensation for one s time, but does require a lot of love and caring for The Falls at Ogunquit. You must be willing to attend meetings at the Resort, telephonically or at locations deemed most convenient to a majority of the Board. Our next Owners Annual Meeting is scheduled for Tuesday, August 9, 2011, 5:30 p.m. at the Dunaway Center, 23 School Street, Ogunquit, ME. Prior to this meeting you will receive a short biography on the candidates. Enclosed with that mailing will be a proxy to use if you cannot attend the Annual Owners Meeting. It is most important that you return the proxy if you cannot attend. We, the current Board, wish to thank our fellow owners who have been of tremendous support to us in the past. Please return the Nomination Form by June 27, 2011 to the following address: Secretary The Falls at Ogunquit Post Office Box 399 Hyannis, MA 02601-0399 OWNER UPDATES An opportunity to learn more about the VRI-InnSeason Resorts Alliance!! Resort Update Your Executive Board is pleased to provide an update on capital improvement projects conducted at the InnSeason Resorts Falls at Ogunquit this fiscal year. Each year, your Board works diligently to provide continued improvements to units, common areas, landscape and building structure aside from handling critical issues as they arise. To ensure that all projects are properly funded and budgeted, the Board follows a comprehensive Reserve Plan. The following upgrades have been completed since October 2010: Purchased 39 new living room sofas. Additional 38 sofas will be purchased in the coming year to complete the replacement of all living room sofas. Purchased 37 new beds. Additional 40 beds will be purchased over next two years to complete the replacement of all beds. Refurbished 29 bathrooms. The wallpaper has been removed. Front lobby steps were removed and replaced with a precast structure. Purchased 10 new 32 LCD televisions for the living rooms. Purchased 10 new 19 LCD televisions for the bedrooms. Replaced the roof above the pool. Replaced the roof on Building 3. Lobby carpeting has been replaced giving a fresh new look. We try to stick to a concise reserve budget to ensure that all projects are completed on a continual basis; however, some issues arise that are in need of immediate attention. The Reserve Plan allows your Board to maneuver budgeted figures to ensure that your property is properly maintained and that improvements are continually made. Ogunquit 2011 is Here! During Patriot s Day Weekend, shop owners and restaurant keepers threw open their doors, swept the stoops, washed the windows and Ogunquit was officially open for 2011! Big smiles, warm hellos and hopes for a beautiful summer season. The Ogunquit Museum of American Art has opened early this year and the Playhouse is set to go for May 25th with a bang-up season through mid-october. No new restaurants have opened this year, but there has been a change in ownership for Provence and Tapas and Tinis. It ll be interesting to see how the new owners blend in to the Ogunquit scene. Best of Luck! Our favorite gift shop, Spoiled Rotten, has expanded to two floors, doubling the space for all their wonderful junk and the chocolates at Harbor Candy are as great as ever. A face lift for Bread and Roses, and the pastries are still good enough to have you running back for more. It s only a short time until kids are out of school and the traditional crowds appear. Until then, enjoy the full flavor of Ogunquit without the summer influx!
