Units include casements, awnings, double hungs, single hungs, sliders and geometric windows, as well as patio doors for residential or light commercial projects. P ROJECT PROFILE The presence of Latitude Series windows in this awardwinning model home illustrates how well-regarded they are among the home-buying public, notes Moll. The perception that vinyl windows don t go with higher-end homes is totally a thing of the past. In fact, we even have some high-end customers who come in demanding vinyl. P ROJECT Kings Way Model Home L OCATION Elm Grove, Wisconsin P RODUCTS Latitude Series Casements and Single Hungs Kings Way Homes has won more Parade of Homes awards than any other builder in southeastern Wisconsin. It offers mid-range, upscale and executive homes with 20 different base models including French Country, Federal and Colonial styles, which can be customized to the homeowners tastes. Regardless of the level of customization or style, Kings Way specifi es Kolbe for all its homes. Kolbe s Latitude Series windows are the best, both in terms of quality and in matching the aesthetics, says Christopher Moll, vice president of operations for Kings Way. He points as an example to last year s Greater Milwaukee Parade of Homes, in which Kings Way won the prestigious People s Choice award for its Auburn model. Kings Way s residences average 35 Kolbe windows per home. According to Moll, What makes a good window are its components the design of the sill, glass thickness, type of weatherstripping and heaviness of its gauge. Quite simply, Kolbe has the best in the industry. Kolbe s attention to detail and parts quality means that we have virtually no callbacks or customer complaints. Kings Way has been specifying Kolbe s Latitude Series windows exclusively since 1999. Along the way they have asked Kolbe to assist with a product specifi cally designed for the builder s upscale homes. They were very accommodating. They provided us with a slightly customized version with some extra accessories. Their willingness to do this kind of hands-on partnership is virtually unheard-of among window manufacturers. And we liked the fact that they are a Wisconsin company. We listen carefully to Kings Way s needs and recommendations and are fortunate to have a connection with them, says Mark Harger, general manager of Kolbe s facility operations in Manawa, Wisconsin. Several of their suggestions have helped us improve our products, not just for their projects, but for all our customers. They often challenge us to provide our windows and doors as big as we can, while maintaining the performance and durability they ve come to expect, Harger adds. Moll likes the Latitude Series products designed with traditional frame aesthetics, giving them attractive profi les akin to wood windows and doors. He points out the sash are set back in the frame, and the glass is centered within the sash. The sash and frame corners are fusion-welded, which prevents air and water leaks, and also boosts the product s structural integrity. Built in Waukesha, Wisconsin, the 20-room, 3,090-square-foot Auburn features Kolbe Latitude Series products, including an extraordinary set of curved, 9-foot-6-inch windows in the great room that provide spectacular lake views. 6 LATITUDE SERIES

PROJECT PROFILE P ROJECT Westover Apartments L OCATION Washington, D.C. P RODUCTS Latitude Series Double Hungs Originally built in 1939 to house the growing suburban population of Washington, D.C., Westover Apartments includes a seven-acre, garden-style townhouse community that is currently undergoing substantial rehabilitation. The 18- month, $53 million historic renovation will completely update all eight buildings and their 153 units when all phases are fi nished in 2010. As a historic property, the building updates are closely scrutinized for aesthetic, performance and cost compliance by the owner, AHC Inc.; general contractor C.M. Parker & Co. Inc.; the U.S. Department of the Interior, and the Virginia Housing Development Authority. To comply with the collective standards and incentives, Neale Architects recommended appropriate design and material choices including Kolbe s historically styled, ENERGY STAR rated, Latitude Series windows. We know the original 1940s windows were ordinary, wood, single-glazed, double-hung windows with rope balances. We know that these had been replaced in the late 80s with thrift, aluminum-clad windows from the era, says Wayne Neale, AIA, and namesake for Neale Architects. These are straightforward, pragmatic little buildings. At times, we wanted to embellish them, but you had to grab your hand with the pencil in it to make it look like it did in 1939. We tried to fi nd an affordable window that more closely resembled the wood originals, and also was agreeable to the Department of Interior and our client, adds Neale Architects Joel de Leon. Essentially, we wanted to fi nd the least expensive window that met the qualifi cations. It was a struggle to fi nd one to fi t this criteria, admits Neale. Previously, a vinyl window had been approved for historic renovation projects, but after the Department of Interior saw it installed, it was determined to be a lesser quality window. Kolbe is not like other window manufacturers. They ve really made a vinyl window that looks like a wood one, says Tom Sanders, general manager of Shenandoah Sash and Door. Joe Weatherly, project manager for AHC, agrees, Several windows were reviewed. Wouldn t you know it, the historic consultant picked the nicest, highest quality product, and approved Kolbe. It was very much a choice of style; we really like how it looked when it was installed. The look of Kolbe s Latitude Series profi le and mullions appealed to the decision-makers, notes de Leon. The weightiness, the thickness of the mull, and the traditional proportions, all resembled the original windows look more closely. Adding to this, the fact that they re essentially maintenance-free and within budget, truly raised the bar. From Weatherly s perspective, The functionality is more important to me the insulated glass, the ENERGY STAR rating. He specifi ed options like high-performance glass and optional PDLs (performance divided lites) with 5/8-inch bars, to resemble true divided lites. To further match the desired look and opening, Kolbe manufactured two double hung windows as a single unit with a 6-inch mull, to give the appearance of being two separate windows (see pg. 14 for a photo of this spread mull). Kolbe fi gured out how to create the twin window look as an already-assembled, structural unit for easy installation, says Sanders. To install the units, the existing sashes are removed, the existing sill is cut out, and the new window slides inside the opening. Kolbe provided wood extension jambs through which the window is attached into the existing frame. Since the new window encapsulates the existing frame, lead abatement was minimized. www.kolbe-kolbe.com 7

G LASS OPTIONS Laminated IG LoE³-366 LoE²-270 LoE²-240 LOE GLASS WITH ARGON: Superior as Standard UV BLOCKAGE Kolbe believes that quality is in the details. That is why we insist on using a glazing system to achieve optimum energy efficiency of the overall window unit. Double-pane insulating glass with LoE 2-270 coating, filled with argon gas is standard. Numerous glass options are available for different applications and special glass requests are welcomed. NOTE: Tested units include argon. The laminate has 1/4" inner pane. Based on Lawrence Berkeley Lab (LBL) Window 5.2 2003 analysis for classical UV transmission data. 84% 95% 99% 86% Kolbe s standard LoE 2 coating reduce energy transfer through the insulating glass unit. The performance of LoE 2 glass is achieved through a sputter coating process. The coating achieves one of the highest levels of energy performance possible. This process is also environmentally sound. It creates no emissions or residues. In summer, LoE 2 glass allows visible sunlight in while blocking 96% of the sun s infrared heat energy, while in winter LoE 2 glass reflects roomside heat back into the room. The result is significant savings in heating and cooling costs throughout the year. Kolbe s standard LoE 2 glass also selectively filters out 86% of the sun s harmful ultraviolet rays, which provides protection against the fading of furniture, fabrics and carpeting. To further boost energy efficiency, Kolbe s standard glass is filled with argon gas. This natural, existing gas is colorless, odorless, non-toxic, non-corrosive and non-flammable. Its thermal conductivity is 30% lower than that of air. Together, the LoE 2 coating and argon gas result in a 51% improvement in U-factors and a 104% improvement in R-values, as compared to air-filled insulating glass without LoE 2. What s more, because units with argon are assembled in vacuum chambers, they do not require unsightly plugs in the spacer bars. To maintain the integrity of the product, units to be installed in or shipped through high altitude areas may not include argon gas. Kolbe s standard glass is complemented by a state-of-the-art, stainless steel spacer bar system on most units. These Thermo-Edge units achieve low heat conductance throughout the edge seal design. The primary seal of the dual-seal construction is compressed polyisobutylene, while the secondary seal is silicone. In addition, desiccants are enclosed within the stainless steel spacer to absorb moisture and the spacer corners are bent to be air/gas tight. This improves the overall U-factor of the window and can reduce the potential for condensation by increasing the roomside glass temperature at the frame/glass interface. Thermo-Edge spacers are one of the many quality details that define Kolbe windows and doors. 8 LATITUDE SERIES GLASS OPTIONS TEMPERED Safety standard in Kolbe doors. Essential to meet some building requirements. LAMINATED Benefits include safety, security, sound control and provides the ultimate in UV blockage (See illustration above). LOE 2-240 A tinted glass recommended for warm climates that achieves solar control over a wide range of the spectrum, while also helping to reduce glare. LoE 3-366 Recommended for all climates, with maximum protection against heat loss and UV damage. ThermaPlus LoE Helps to meet the strictest energy requirements, provides protection against heat loss and UV damage. BRONZE OR GRAY TINTED Provides shading to interiors. PATTERNED OR COLORED Creates visual interest to any window or door. Also provides privacy to rooms. PRESERVE Preserve film is available on windows and doors to help keep the glass clean and debris free. The film is applied to the interior and exterior of the unit, protecting it through travel, installation and in field finishing. Any mess stays on the film, which is easily removed once the job is completed. LoE 2, LoE 2-270, LoE 2-240, LoE 3-366 and Preserve are trademarks of Cardinal IG. LoE insulating glass carries a 20-year warranty. Not all glass options listed have the same glass warranty. Please contact your supplier for details.

D IVIDED LITE OPTIONS Expand the character of your home or project by adding divided lites to your windows and patio doors. Choose anything from a traditional, colonial-style pattern to a unique, custom design to accentuate the overall appearance. Divided lites are available as performance divided lites or grilles-in-the-airspace. PERFORMANCE DIVIDED LITES (PDL) Performance divided lites (PDL) offer elegance without sacrificing energy efficiency. Bars are adhered to both the interior and exterior of a single lite of insulating glass, creating the look of true divided lites. PDL bars are available in 5/8", 7/8", 1-1/8", 1-3/4" or 2-1/4" bar widths and include a champagne-colored spacer bar between the glass to make the division appear even more authentic. Performance divided lites are not available for single hung or single slider windows. GRILLES-IN-THE-AIRSPACE (GIA) Grilles-in-the-airspace bars are constructed with aluminum bars sealed between two panes of insulating glass, offering the look of divided lites while reducing cleaning time. Choose from standard 3/4" contoured grilles, 5/8" flat grilles and narrow brass pencil bars. Bi-colored grilles are also available in numerous interior/exterior color combinations. E XTERIOR COLOR OPTIONS Latitude Series products are available in many of the color selections from our Environmental Expressions palette a wide variety of hues inspired by nature. The desire for high performance alternative colors can easily be satisfied with our heat-reflective, polyurethane coating which carries a 10-year limited warranty. This durable painted finish meets the performance standards set by AAMA 615-02 and will not distort or warp the substrate due to excessive heat gain. I NTERIOR WOOD LOOK OPTIONS Most Latitude Series window and door products can have the appearance of wood when you choose from one of our three interior wood look options: Cherry, Sunset Oak, or Wheat. A white laminate wrap is also available for the interior of beige units. To further enhance your windows and doors, we offer performance divided lites (PDL) and profiled or flat grilles-in-the-airspace with the same wood look appearance. T RIM OPTIONS & ACCESSORIES To ease installation and provide a professional finish, many accessories and trim options are offered for Latitude Series windows and doors. Available in either white or beige, they are applied by snapping into the interior or exterior accessory groove that is an integral part of the window or door frame. Please contact your Kolbe dealer about the availability of any accessories not listed here. 1-15/16" BRICKMOULD Designed to provide the traditional appearance of wood brickmould, this brickmould trim incorporates a built-in J channel. 3-1/2" BRICKMOULD This classic trim is perfect for upscale applications. It is designed to snap into the exterior accessory groove. Internal screw receivers provide stability. BALTIMORE BRICKMOULD The historical profi le of this trim option provides the opportunity to combine traditional aesthetics with high performance products. It is designed to snap into the accessory groove, and with some modifi cation can serve as a J channel for accepting exterior siding. 3-1/2" FLAT CASING An exterior trim option that is often used to complement homes with stucco facades, and for other applications where clean lines and a smooth appearance are desired. SILL NOSING Sill nosing is the final part of a trim system that, when combined with brickmould trim, provides a traditional appearance that is low maintenance. It snaps into the accessory groove and is fastened into the trim with screws. 12 LATITUDE SERIES

MULL COVER Designed to provide a flush surface when joining multiple units, this is the standard mull cover for all Latitude products. Its half inch width allows modular sizing of multiple opening widths and provides space for structural stiffeners if required. FRAME EXPANDER The 2" frame expander provides a means of covering the rough opening. Or, it may be used in other applications where exterior or interior gaps need to be covered. DRIP CAP Vinyl drip caps are required for horizontal cover on field mulled multiple units. This part snaps into the exterior groove to eliminate water leakage. M ULLING OPTIONS STANDARD MULLING Latitude operating and stationary units may be factorymulled in various combinations, with the exception of double sliders or patio door transoms. Whether mulled side-by-side or stacked vertically, the total rough opening width or height of the mulled unit is equal to the rough opening width or height of each individual unit added together. Total width = 6'0" 3'0" 3'0" Mulling Example: Two windows mulled side-by-side, each with a rough opening width of 3'0", will have a total rough opening of 6'0". SPREAD MULLING Mulling units using spread mulls provides design and architectural fl exibility. Spread mulls are available in widths of 1-1/2", 3" and 6". Spread mulls are not available for mulling double sliders. The ENERGY STAR program uses energy values obtained by window and door manufacturers through the National Fenestration Rating Council (NFRC) program. NFRC ratings are based on the energy performance of the total window or door both glass and frame. C LEAR OPENING DIMENSIONS DEFINITIONS OF ACCEPTABLE EMERGENCY ESCAPE & RESCUE OPENINGS: Egress has long been the term used to describe the clear opening dimensions of a window or door necessary to enter or exit a building in case of an emergency. With the release of the International Building Code (IBC) and International Residential Code (IRC), egress is no longer the appropriate term. The International Codes (IBC 2000 & 2003, IRC 2000 & 2003) now use the phrase Emergency Escape & Rescue Opening. IBC and IRC have set the following as basic requirements for Emergency Escape & Rescue Openings. Minimum Opening Width: 20 inches (508 mm) Minimum Opening Height: 24 inches (610 mm) Minimum Opening Area: 5.7 sq. ft.
