The proposal conforms to the policies of the Official Plan. The Planning Department has no objection to the proposed maximum width of the curb cut or maximum driveway width between the curb and the street line. The Owner is requesting a minimal increase to the maximum width of the driveway internal to the lot. The maximum width between the curb and the street line and the curb cut will match the driveway width for the use of the existing 3 car garage. Comments: A site visit was conducted on August 01, 2014. The proposed minor variance to permit a maximum width of the driveway at the street curb and a curb cut of 9.0 metres. The proposal does not appear it will cause any grading issues/concerns and the site inspection concluded that there is no street furniture that would be impacted by the proposed driveway widening and curb cut. However, the subdivision is not assumed. Accordingly, the application should be circulated to the Public Works Department for comments, as the applicant proposes new curb cut and the driveway widening encroaches onto the public right-of-way.
