Market Overview Greater Los Angeles Industrial Market Overview The 987 million square foot Greater Los Angeles industrial market continued to show signs of increasing demand with vacancy in the Greater Los Angeles market dropping to 3.2% at the end of the first quarter. Net absorption of 2.7 msf in the first quarter contributed to this decline in vacancy. As available space tightens, rental rates continue to rise, landlords are currently asking $8.37 per square foot, an increase of 2.3% from the end of 2014. The market reacted to eight quarters of declining vacancy rates with the delivery of over 1.5 msf in the first quarter, the largest amount of space delivered within that period. The fourth quarter closed over $994 million in sales, equating to $163.33 psf, an increase from the previous quarter of $730 million at $104.28 psf. This rising trend can be seen with 2014 sale prices at $121.16 psf compared to 2013 sales at $95.54 psf. Vernon Market Overview Strategically positioned 20 miles outside the heart of Los Angeles, the industrial dominated Vernon market, containing over 81.4 million square feet, capitalizes on its immediate proximity to rail transport and the Port of Los Angeles, the busiest port by volume in the United States. Please assume the following when preparing your Offer: Condition of Sale: The Property will be sold on an as-is, where-is basis. Leaseback: Clorox will close the facility as of January 2016, and continue to occupy until April 30, 2016 (the Exit Date ). During this time, Clorox will not pay rent, but will continue to pay all operating expenses, real estate taxes and utilities until the Exit Date.
