Springhill Drive, Terre Haute, IN 47802) THIS LETTER CONSTITUTES ADDENDUM NO.1 The information contained in this Addendum shall become a part of the basic plans and specifications, the same as is originally incorporated therein. The original plans and specifications shall remain in their entirety, except as modified by the Addendum. The items herein shall supersede information in each specifications and plans. The Addendum shall be acknowledged by signing on page 2 of 3 of the Bid Form. Failure to do so shall be cause for rejection of your bid. The proposed contract documents for this work are modified as follows: Item #1 Item #2 Project has been divided into 3 bid packages. See revised Invitation to Bid and Bid Form. Fuel System Bid Requirements has been added as part the Project Documents. Page 1 of 1

INVITATION TO BID Contractors are invited to bid on the construction of a new gas station facility to be located at 1950 East Springhill Drive. The project will be broken into 3 bid packages. Package A: General Construction consists of the construction of a 5,880 square foot building for a convenience store and tenant rental space, along with site development. Package B: Fueling Equipment & Installation includes the gas station components of the project (underground tanks, fuel dispensers, canopy, signage, etc.). Package C: Building Fit-Out which entails the fit-out of the convenience store portion of the building. Montezuma Properties LLC (Owner) will receive sealed bids for the Springhill & Canal Development to be located at 1950 East Springhill Drive, Terre Haute, Indiana until 11:00 AM on the 7th day of August, 2017, at the office of Sanders & Associates Inc., 611 Deming Street, Terre Haute, Indiana at which time and place all bids will be taken under advisement. Bids will be received on the basis of a single lump sum. The work is to include all labor, materials, equipment, tools and appliances, transportation, all applicable taxes, permits and everything required for the entire performance and completion of the work in every detail. All work shall be in strict accordance with this Invitation to Bid and the Drawings as prepared by Sanders & Associates, Inc. and Myers Engineering. Any bids received after the above specified time and date will be returned to bidders unopened. Bids are to submitted using the enclosed Bid Form. Upon the award of the contract, the selected General Contractor will also need to provide the Owner with a Certificate of Insurance and list of subcontractors. Project Drawings will be available for distribution July 11, 2017. The plans must be purchased directly from Rapid Reproductions, 129 S. 11 th St., Terre Haute, IN 47807, with no deposit required, or online at www.sandersandassocplanroom.com. No bids shall be withdrawn for a period of sixty-(60) calendar days after the bid opening without written consent of the Architect. Project Drawings may be examined in the office of the Architect, Sanders & Associates, Inc., 611 Deming St., Terre Haute, Indiana, 47807, (812) 232-5256, or online at www.sandersandassocplanroom.com. The bidders are requested to meet with the Owner and Architect for a pre-bid conference at the proposed site, 1950 East Springhill Drive, Terre Haute, IN on Tuesday, July 25, 2017 at 11:00 AM local time. The time completion of the project shall be 180 days after the Notice to Proceed. Fuel System Bid Requirements Fuel System Bid Package to Include: Fueling Equipment and Installation Canopy and Bases Concrete and Electrical to Fueling Equipment Survey/ Site Preparation/ Requirements: 1. Layout of Tank and Canopy locations to accommodate state and federal regulations along with exterior layouts. 2. Footing layout for canopy and fuel island requirements. 3. Take delivery on all material to complete fueling portion of project. 4. Price to include inspection and permit fees. Permits: 1. Apply for all state and local permits pertaining to fuel islands and underground storage tanks. 2. Canopy footings: Permits and Design by provided by Canopy Manufacturer. Tanks & Tank Equipment: 1. Excavate OSHA approved tank holes to accommodate (1) 15,000 gallon & (1) 12,000 gallon dual compartment tank. Compartments to be 4,000 gallon for Premium Unleaded fuel and 8,000 gallon for Diesel On-Road fuel. 2. Supply and Install (1) 15,000 gallon & (1) 12,000 gallon dual compartment tank (8,000 Diesel/ 4,000 Premium Unleaded) steel/ fiberglass double-wall Perma-Tank. 3. Excavate OSHA Approved tank holes to accommodate (1) 2,000 gallon water oil separator tank. 4. Tanks will be double-wall steel/ fiberglass Perma-Tanks. 5. Haul excavated materials away from site and maintain safe work area. 6. Supply level bedded area to stage tanks prior to installation. 7. Contractor will be responsible for offloading tanks delivery to site. 8. Air check and soap test tanks prior to installing into underground excavation. 9. Install deadman anchors and/ or hold down straps. 10. Tank hole will be excavated to accommodate 12 bedding below tanks with minimum 3' burial depth. 11. Install ground water monitoring wells. 12. Tanks will be set, leveled and backfilled to level with top to allow all tank equipment to be installed. 13. All number #8 pea gravel fill to be supplied by Contractor. 14. Tank will be ballast into position with water or petroleum product supplied By Others. 15. Install all turbine enclosure sumps onto tanks prior to backfilling tank hole, finish sub-grade. 16. Once site work has been completed (if water ballast is used) remove from tanks and make tanks ready for petroleum product. 17. Install SCH. 40 galvanized riser pipe with anti-corrosion tape wrap to allow all tank equipment to be accessible from finish grade. 18. All tanks to be equipped with 5 gallon spill containment, OPW 71-50 overfill prevention, in-tank monitoring tank system and stage 1 vapor recovery, groundwater monitoring well and all tank equipment access man ways. 19. Once all tanks and tank equipment have been installed, all tanks and product lines will be tested by third party testing company to certify that tanks and lines are tight and state approved. Piping System: 1. Excavate trenches to install product piping, vapor lines and vent lines. 2. Place and supply pea gravel back fill material for all underground petroleum piping. 3. Install secondary containment sumps at (4) fuel island locations to match dispensers. 4. Install (3) secondary containment sumps at tank STPs. 5. All secondary containment sumps to have entry grommets for product lines and electrical conduits. 6. Install OPW 1-1/2 double-wall piping system with secondary containment piping for tanks to all (4) dispenser locations. 7. Install and Supply single-wall fiberglass for vapor recovery at tank vents. 8. All (4) island locations will have regular Unleaded and Premium Unleaded fuel and (2) islands will have Diesel fuel. Diesel line will however pass thru all containment's for possible future use. 9. Install OPW 1-1/2 emergency shear valves for each product and vapor recovery at each dispenser location. 10. All piping to be approximately 24 or more in depth and back fill with pea gravel or #8 stone. 11. Pressure to 50psi and soap test all product lines and vent lines prior to back filling. 12. Complete hydrostatic test of all secondary containment sumps prior to pouring of any concrete. 13. Tank vent risers will be ran to nearest landscape area and protected by horseshoe bumper post, vent raises minimum of 12' over ground of proper tank venting. 14. Vent line will be 2 single-wall fiberglass with galvanized atmosphere risers. Pumping Equipment: 1. Install submerged pump equipment. 2. Product lines to have electronic leak detector. 3. Install four (4) Gilbarco Encore 700 single hose mid-grade blend. Two (2) of the four will have diesel at dispenser. 4. All dispensers to be connected to product lines and electrical conduits, dispenser to be anchored securely to islands. 5. Install hoses, nozzles and breakaways on all dispensers. Islands: 1. Install (4) 4' x 5' x 9' stainless steel island forms at dispenser locations. 2. Install (8) 4 x 40 horseshoe bumper posts at each dispensing location and (1) 4 x 40 horseshoe bumper to protect vent line risers. 3. Island will be installed and welded into position prior to concrete being poured to prevent island from moving. 4. Islands to be poured with 4,000psi concrete. Canopy Bases: 1. Layout locations for (8) new bases for canopy. 2. Excavate (8) holes 5' x 5' x 5' for each canopy base. Foundations per Canopy Manufacturer Specifications. 3. Install re-bar grid and anchor bolts as per Canopy Manufacturer Specifications. 4. Canopy bases to be 3,000psi concrete. 5. Install 1 conduit in (2) of the canopy bases near building. Page 2 of 5

Canopy: 1. Provide & Install Canopy 122'-0 x 24'-0 rectangular canopy with (8) 16 round columns Fascia 36 White ACM, Clear height: 15'-0, sub-set 1'-2 Width Spacing: 7'-0, 10'-0, 7'-0 Length Spacing: 10'-0, 34'-0, 34'-0,34'-0, 10'-0 Deck 20 gauge smooth white Drainage: internal drains Factory Applied Graphics, Graphics by others 16 LSI Crossover Legacy Canopy Lights Hang 2 Marathon signs (supplied by others) Canopy designed per ASTM950-14 Standard Specification for metal canopy system 2. Supply and pull-in canopy control wiring from building to power under canopy lighting. 3. Install 8 underground drain lines from canopy to nearest drywell. 4. All trenching, removal of debris excavated from trenches and back fill materials will be supplied. 5. Finish painting as required. Canopy area concrete pad: 1. Level and compact 6 of compact-able stone fill to 6 below finish grade. 2. Install 6 x 6 x 10 x 10 reinforcement wire in concrete area. 3. Form area around islands and under canopy 3,000 sq.ft. 4. Concrete will be 4,000psi with light broom finish. Tank farm concrete pad: 1. Level to finish grade and secure all tank equipment access manholes. 2. Level fill materials to 8 below finish grade. 3. Concrete pad at tanks approximately 20' x 100' x 8 thick. 4. Install 1/2 re-bar grid 24 oc both directions over area removed in tank area. 5. Set and level all tank equipment access manholes prior to pouring of concrete. 6. Concrete will be 4,000psi with light broom finish. 7. Concrete to be poured approximately 4' around the perimeter of tanks. (See site drawings) 8. Integral curb to be poured at radius of tank location. (See site drawings) Electrical outside: 1. Install conduits to submerged pumps, tanks monitor, canopy, dispensers, speakers for dispensers, PLLD STP sensors and ID Signage. 2. All conduit to be rigid for first 10' at building and last 10' outside equipment per code. All other conduits to be PVC. 3. General Contractor will provide conduit to approximately 10' outside of the building for petroleum equipment. 4. Install explosion proof seal-offs to all tank farm equipment, dispensers and canopy. 5. Install conduits on top of canopy for all canopy lights. 6. Install backroom electrical equipment and conduit needed for all the fueling equipment. 7. Supply and install THHN electrical wire to all fueling equipment, canopy and sign. 8. Install emergency E-stop for fueling equipment. 9. Connect all control wiring for fueling equipment and canopy. Page 3 of 5
