5 News Articles Construction underway on Solis Hotel at Porsche HQ Atlanta Business Chronicle by Amy Wenk, Staff Writer Date: Friday April 15, 2016 Construction just kicked off on the four-star Solís hotel planned next to the Porsche Experience Center. Atlanta Business Chronicle obtained some of the first renderings that give a glimpse of the swanky hotel interior. The hotel will have a restaurant and bar; 6,500 square feet of event space, including a 3,600-square-foot ballroom; and a rooftop lounge with panoramic views of the 1.6-mile Porsche handling course. It s really a destination place, Greg Wilson, CEO of Acron USA, said of the rooftop lounge. It will be a place you will want to come on Friday night. The hotel exterior is being designed by the awardwinning HOK Architects firm, which also designed Porsche Cars North America Inc. s Atlanta The hotel represents Capella s first Atlanta project. The company, led by legendary hotelier Horst Schulze, will manage the property. Swiss real estate investment company Acron has partnered with Atlanta-based Capella Hotel Group to bring the 214-room hotel to Two Porsche Drive in Hapeville. The goal is to open the hotel in third quarter The development team also includes Bruce Bradley of Castleton Holdings LLC and Scott Condra of Condra Group LLC. Financing for project was provided locally by Bank of the Ozarks. Peter Silling & Associates, which has designed upscale hotels across the globe, is handling the interior design. Silling said the hotel s interior is inspired by popular Porsche cars. For example, the headboards in the guest rooms will feature the prints of rims from Porsche models over the years. And, some of the most popular car colors such as a California blue will be part of the palette. As a European-based company, we know Porsche, Silling said. We grew up with Porsche. At a very young age, we saw all these different models. The design, he said, will be streamlined and powerful. It is what Porsche is. It s elegant. Porsche is very detailed, but looks very contemporary and sleek and sporty. x23

6 News Articles $100 Million Mixed-Use Project Planned Near Airport Atlanta Business Chronicle by Douglas Sams, Commercial RE Editor Date: Friday April 15, 2016 Developers are proposing a $100 million mixed-use project that would create a town center along the Atlanta airport s northern edge next to the Porsche Cars North America headquarters. Main Street Partner Group LLC, which includes principal and Newmark GrubbKnight Frank vice chairman Neal Golden, could announce a deal with a joint developer in coming weeks. Talks with multifamily developers are also underway. At slightly more than 30 acres, the site in Hapeville along Porsche Avenue, Airport Loop Road and interstates 75 and 85 signals how more developers are turning to infill sites south of Interstate 20, after years of focusing mostly along and north of the Atlanta Perimeter. That s an important shift. Hartsfield-Jackson Atlanta International Airport is often cited as the economic engine for Atlanta. But, unlike in other major U.S. cities such as Washington, D.C., development around Atlanta s airport hasn t taken off. That s changing, Golden said. The biggest catalyst: Porsche, which relocated its North American headquarters to a portion of the Ford Motor Co. s former Hapeville plant. More development has followed. This month, Capella Hotel Group began construction on a 214- room hotel next to the Porsche Experience Center. The hotel, which features the luxury hotel brand Solís, will have restaurants, bars, and 6,500 square feet of event space, including a 3,600- square-foot ballroom. The proposed town center is adjacent to the new hotel. It s also surrounded by other new developments, including the planned mixed-use project that would include a four-star hotel at Hartsfield-Jackson. The town center project is inspired by Crystal City, an area surrounding Ronald Reagan National Washington Airport, where developers continue proposing offices alongside existing hotels, apartments, stores and restaurants. It s time for Atlanta to start creating something similar, the developers said. It s no great surprise to anyone that the airport should have commercial development around it, Golden said. The trends are obvious a quality live-work-play environment around the airport is now a necessity. The project would take shape in two phases. First would be a 17- acre development that would include at least 50,000 square feet of retail, such as a boutique grocer and restaurants. Another component is at least one new office building, where the developer and its broker say they can sell potential tenants on features including strong visibility along interstates 75 and 85. The developers cited a car count along that stretch of the interstates of nearly 300,000 a day. The site will also have views of the Porsche test track and the airport. A lot of companies are going to be intrigued by the idea of being close to Porsche, Golden said. Newmark Grubb Knight Frank will handle leasing and marketing of the project. A team led by Brad Jancik and Tom Miller will oversee leasing. Main Street doesn t have construction financing yet. It has entered advanced discussions with a master developer. Talks are also entering the final stages with apartment developers, said Bill O Brien, with Main Street. Up to 600 apartments and townhomes are planned on the site, he said. In all, the 30-acre town center could take shape over the next several years. Porsche Avenue is going to become the heart of the city, O Brien said. x23
