Attached is a conceptual design for the southwest corner of Sunset & Crescent Heights from the traffic study for the Sunset Garden Mixed Use Project (249 apartments and 111,339 sf retail/restaurant/commercial) at 8150 Sunset Bl. I am working on our draft letter and I asked Ron Hirsch if the site plan has changed and also told him that Geo and District weren't too keen on the valet. He said that his client would still like the valet drop off off of Crescent Heights and he wants to know what our specific concerns are. I wanted to confirm with you before I tell him. Pedestrian safety (as designed peds would have to walk across the driveway and cross the valet lane) It's a cutout, curved, and cars would be coming downhill Do you think if they designed it differently, it would be acceptable? Or would an on street valet loading zone be more acceptable? Also, the traffic study analysis allows for left turns from the driveway onto Crescent Heights Bl. If it turns out that an onstreet valet loading zone would be acceptable as opposed to the cutout loading zone, do you think left turns should be restricted at that driveway? Thanks for your input. Thus creating congestion and unsafe driver behavior to maneuver around the congestion. If the sidewalk discontinues, that is another big problem. I don't have a problem with pedestrians crossing the driveway as long as the sidewalk is continuous. Do they have a reason of why can't they have an off street loading zone? As for the left turn out of the driveway, the visibility needs to be checked due to the curvature of the roadway. I don't have traffic volume count for Crescent Heights, but it is Major Highway and one left turn driver could be a bottleneck for all traffic exiting the development. They are proposing three driveways: one on Sunset (ingress only), one on Havenhurst, and one on Crescent Heights. The Crescent Heights driveway, the main driveway, will have one lane entering and two lanes exiting. They are also proposing a truck only access to the on site loading dock
4 facilities via a new entry only driveway on Havenhurst (north of the residential/commercial driveway) and exit only driveway on Crescent Heights (south of the main driveway).
