1 Dear Sunny Hills Residents, Nordic has been placed in charge of enforcing the Association s parking rules and the task of issuing and tracking parking decals. It is the Board s obligation to enforce these rules and in doing so they have drafted the following supplemental procedures: Effective January 01, 2013, this parking permit program goes into effect. Residents must apply every year for a new decal. WHAT NEEDS A DECAL? All vehicles parked overnight in a parking stall. Residents must register a vehicle for each of their possible garage spaces prior to being issued a decal authorizing them to park outside. Garaged vehicles, although registered, do not require a decal. Two vehicles must be parked in the garage before additional vehicles are issued permits. HOW DOES THIS PROGRAM WORK? All parking in spaces requires a parking permit for overnight parking. If you have not received your decal, you HAVE to register all vehicles in your household. Each vehicle MUST have a licensed driver registered to the address to be eligible for an outside permit. The maximum number of parking permits are determined by the number of current licensed drivers in the residence. Fill out the enclosed application and send a copy of the registration for each of your vehicles. If you failed to comply and register, you will NOT be eligible to receive the outside permit. WHAT IS THE COST FOR THE DECALS AND HANG TAGS? $ Decal Fee Please make checks payable to Sunny Hills HOA In determining whether or not a decal may be issued, the following vehicle types are not acceptable as legitimately garaged vehicles: Vehicles out of current registration. Vehicles with current registration but registered as non-operating. Vehicles which are registered but not street legal (off road vehicles). Recreational vehicles (see definitions in this document).
2 PARKING PERMIT APPLICATION PROCEDURES: Residents who wish to apply for a parking permit must submit the following documentation to Nordic Security Services Permit Department. A completed Parking Permit Registration form. Copies of all valid vehicle registrations and designation of which vehicle will be parked outside (minimum of three). The vehicle registration must have a valid Sunny Hills address on it. Copies of all licensed drivers valid drivers license s. A check in the amount of $ payable to the Sunny Hills HOA. The above documentation, in it s entirely must be submitted to: Nordic Security Services 3419 Via Lido #345 Newport Beach, Ca Fax: service@nordicsec.com IMPORTANT: Be sure to designate which vehicle(s) will be garaged and which will be parked outside. Oversize Vehicles: The Association requires a garage inspection in all cases where the resident contends the subject vehicle does not fit safely into the garage. The resident must call Nordic and schedule an appointment for such inspection for a $15.00 fee payable to Nordic Security Services. Please note the following: 1. Owners whose garages have been modified so as to preclude the safe parking of a vehicle will not be granted a Parking Decal. Residents with an oversize vehicle need to have a garage inspection once, not every year, if the vehicle is the same. If the oversize vehicle is replaced with a different oversize vehicle, a new garage inspection is necessary. Residents must still submit the paperwork each year for a new decal and pay the decal fee. Recreational vehicles and commercial vehicles will not be issued parking Decals.
3 Recreational vehicles are defined as, but not limited to, vehicles like the following: 1. Motor homes 2. Personal watercraft 3. Trailers of all types 4. Unlicensed vehicles 5. Boats 6. Aircraft 7. Cab-over campers Receiving a DECAL does not guarantee or a reserve parking space for an individual. LOST or STOLEN Those reported to be lost or stolen will immediately be HOTLISTED and any vehicle displaying them will be subject to immediate tow. WHAT ARE THE RULES FOR GUEST VEHICLES? GUEST PARKING RULES: Day guests do not require parking permit. If you have a guest who will be parked in a designated parking space overnight, that guest s vehicle must be placed on the safe list, effective between the hours of 12:00 a.m. and 6:00a.m. An overnight is considered anytime a vehicle is parked in a designated parking space any time after midnight. To safe list a guest vehicle(s), Sunny Hills residents can visit Nordic Security website and use the online safe list procedures, or call 1(800) Guests are allowed a maximum of 14 overnight stays in a 180 day rolling window. If you have a guest who will be staying more than the allowed 14 days, please contact the Management Company and/or the Sunny Hills HOA, in advance to request an extended Safe list. Residents/tenants can safe list vehicles that will be parking on the SHHOA property. Vehicles can only be safe listed up to a maximum of 14 days in a rolling 180 day period. Requests for longer safe listing must go through the property management company. To safe list a vehicle you may call the 24 hour Nordic Security Services dispatch at (714) or log on to and click on the Nordic access in the lower left side of the screen, and then follow the instructions for first time users on the log in screen.
4 LEASED UNITS Homeowners with leased units must have a current Notice of Leased Unit form on file with the property management company before a decal can be issued. IN CONCLUSION: The Board of Directors thanks you for your patience, understanding, and anticipated cooperation with this program. Should you have any questions, please call the Property Management Company or Nordic. PLEASE NOTE: While a Nordic citation will be placed on vehicles in violation of the Association parking rules, these notices are provided as a courtesy only. Two citations will be issued before a vehicle is subject to tow. The Association or Nordic will not be responsible should any vehicle be towed for violation of this policy, whether or not a notice or citation was placed on the vehicle. Vehicles parked in a fire lane are subject to immediate tow without citation. 6 Sunny Hills Homeowners Association REVISED Parking Rules and Regulations 1. As of September SHHOA has adopted a new parking permit program. Permits are needed for all overnight resident parking in SHHOA parking spaces. Please contact Nordic Security Services (800) for application and details regarding the parking permit program. 2. Overnight Guest parking is allowed for 14 days in a 180-day rolling window between the hours of 12:00am 6:00am. Residents are required to call the patrol company at (800) or via the web at to safe list a guest(s) vehicle. 3. Parking spaces are on a first come first served basis. 4. Parking spaces are clearly marked; those using SHHOA parking spaces must park one vehicle per designated spot. Those not in compliance are subject to tow. 5. Parking of any vehicle behind garages, in fire lanes, alleys or any unmarked areas in the SHHOA is prohibited. These zones will be strictly enforced. Residents doing so are subject to fines &/or vehicle tow. 6. Storage of vehicles is not allowed in any SHHOA exterior parking space. No vehicle may be parked in any SHHOA exterior parking space in excess of 72 hours. This regulation does not apply for vehicles described in #8 below. NO VEHICLE MAY BE MOVED FROM SPACE TO SPACE TO AVOID RECEIVING 72 HOURS PARKING VIOLATION. If vehicles are found to be stored or not moved as described, such vehicles are subject to tow. 7. Vehicles that do not have valid registrations are not permitted to be operated or parked in the SHHOA Common area. All vehicles parked in SHHOA parking spaces must have valid registration tags posted on license plate. Vehicles not in compliance are subject to tow. Persons who do not possess a valid operator s permit are not authorized to operate vehicles in this area. This restriction applies to power vehicles and does not apply to bicycles and other vehicles propelled by persons. 8. Recreational vehicles are not permitted to park in the SHHOA parking spaces for longer than (8) hours. Overnight parking is prohibited for recreational vehicles. This includes-motor homes, personal watercraft, trailers of all types, ATV s of all types, golf carts, unlicensed vehicles, boats and aircraft. Residents not following this rule are subject to having their recreational vehicle towed. 9. Commercial vehicles are not allowed to park in the SHHOA parking spaces overnight. Commercial vehicles include those with racks, logos, business & company logos, ladders, tool boxes, cabinets, over 1 ton, gates, or lifted gates, flatbeds, more than 2 axels and vans or busses designed to carry more than 10 persons. 10. Vehicle repairs are prohibited anywhere in the community, with the exception of garage areas belonging to the owner of the vehicle under repair. 11. Any resident not abiding to the regulations listed above are in violation and the vehicles are subject to tow. Any and all cost incurred for the towing of vehicles in violation of any and all of the regulations listed above shall be at the sole expense of the owner.
Guest passes will no longer be issued and current passes are no longer valid as of July 1st 2011.
